ELLIS, JR. .., AN ORDINANCE AMENDING THE ZONING ORDINANCE NO. 662 N. C. S. TO AMEND SECTIONS 2 -100; 2 -201; 2 -204; 6 -303; 6 -304; AND 11 -202 THEREOF TO REVISE SITE YARD REQUIRE - "` MENTS AND MEASUREMENTS; TO REVISE SIDE AND REAR 4 YARD REQUIREMENTS; TO DELETE HAY SALES; TO PROVIDE ADDITIONAL USES; TO REGULATE OUTDOOR ADVERTISING STRUCTURES. D i"f Section 2. Section 2 -201, subsection d is hereby amended to read as 'follows "If after dividing the area of a site in an R or P -M district by the site area required per dwelling unit, a remainder of more than 90 per cent of the area required for an additional dwelling unit is obtained, one additional dwelling unit may be located on the site, provided that all other applicable yard, open space, bulk, and parking regulations of this ordinance are met and provided that further subdivision of the property with new public streets and regulation size lots is not possible. All development plans submitted under this pro- vision must be approved by the Director of Planning prior to issuance of a building permit. " Section 3. Section 2 -204, subsection a is hereby amended to read as follows: "On the street side of a corner lot the side yard shall be not less than 10 feet. " Section 4. Section 2 -204, subsection g is hereby amended to read as follows: "Fences, walls, and hedges not over 6 feet in height; an'd walks, drive- ways, and retaining walls may occupy any required' yard or other open space except that fences, walls, and hedges located in the front yard setback area shall not exceed 3. 5 feet in height and all fences, walls, hedges, walks, driveways and retaining walls will be subject to limitations prescribed in Section 2 -503 of this ordinance. " Section 5. Section 6 -303 subsection a is hereby amended to delete therefrom "Hay Sales. " Section 6. Section 6 -403 is hereby amended to read as follows: - 3 C -H HIGHWAY COMMERCIAL DISTRICT a.
