WHEREAS, Qantas Development Corporation
_ as owner (IA:� and
Subdivider oul) has'/Yaww filed with this Council a tentative map propos-
ing to subdivide land within this City to be known as Park Place
Subdivision, Phase I; and have paid all required filing fees; and,
WHEREAS, the City Engineer, the Director of Planning, the Sonoma
County Water Agency, and the Planning.Commission have examined and.re-
viewe';d the same as required by law and all reports, recommendations,
and comments thereon,have been forwarded to and considered by this
Council at its meeting; held on March 20 1978.
NOW, THEREFORE, BE IT RESOLVED.that this Council hereby finds
as follows:
1. The proposed subdivision, together with provisions for its
design and impro e-aeY7t, is consistent with the General Plan.
2. The propCsed subdivision is compatible with the objectives,
policies, general land uses, and programs,s,pecified in said General
Plan.
3. The site is physically suitable for the type of develop-
ment proposed,,.
4. The site is physically suitable for'the proposed density
of . development.
''5. The design of the Subdivision and the proposed improvements
therefor will not cause substantial environmental damage, and no sub-
stanti-al or avoidable injury will occur to fish or wildlife or their
liabitat.
6. Th,e.design of the Subdivision and the type of improvements
will not cause serious public health problems..
7. The design of the Subdivision and the type of improvements
proposed.w,il1 not conflict with easements, acquired by the public at
large;"for access through or use of property within the proposed sub-
division.
8. The discharge of waste from the proposed subdivision into
the existing community sewer system will not result in violation of
the existing requirements. prescribed by the Regional Water Quality
Control Board.

BE IT FURTHER RESOLVED, based on the findings set forth
above, that the above referred to tentative map (Exhibit "A")
be, and the same is hereby, approved subject to the conditions
set forth in Exhibits "B" and'"C" attached hereto and incor-
porated herein as if fully set forth.

TENTATIVE.'MAP CONDITIONS OF APPROVAL
1. The applicant shall comply with all conditions of Tentative Subdivision
Mapapproval as'outlined.by the City Engineer in his attached letter.
2. Incomplete driveway design on Lots 45 And 46 shall be corrected and the
Tentative Subdiv'sio'"

show structural support for roofing tile prior 'to the issuance of a
