1. CALL TO ORDER

PRESENT: Diana Gomez, Bill Wolpert, Richard Marzo, Heidi Bauer, Scott Alonso,
and Council Member Albertson.
ABSENT: Gina Benedetti-Petnic.
A. Swearing in of New Commissioners
City Clerk, Claire Cooper, swore in the new Commissioners
Heidi Bauer, Scott Alonso and Richard Marzo were sworn in as new Commissioners.
B. Election of Chair/Vice Chair
Chair Gomez
Marzo nominated Commissioner Benedetti-Petnic as new chair and Commissioner Wolpert as
new vice chair.
Vote was taken. Election was unanimous.

3. PUBLIC COMMENT
The Commission will hear public comments only on matters over which it has jurisdiction. There
will be no Committee/Commission discussion or action. The Chair will allot no more than three
minutes to any individual. If more than three persons wish to speak, their time will be allotted
so that the total amount of time allocated to this agenda item will be 15 minutes.

4. COMMISSION COMMENT
A. Council Liaison — Chris Albertson
Councilmember Albertson reported that at the July 3rd meeting, the Council approved the final
subdivision map for 18 units at 674 Sunnyslope Road. Council also approved a lien on a
property at 1645 Weaverly and made appointments to Boards and Commissions.
B. Pedestrian and Bicycle Committee — Richard Marzo
Commissioner Marzo reported that there was not a July PBAC meeting and was absent at the
June meeting, therefore he had nothing to report.
C. Tree Advisory Committee — Gina Benedetti-Petnic
Gina Benedetti-Petnic was absent, therefore no report was made.
D. Other Committee Comment
5. STAFF COMMENT
A. Planning Manager's Report
Planning Manager, Heather Hines, welcomed the new Commissioners and stated that five new
HCPC Committee members were appointed at the last Council meeting, as well as three new
Public Art Committee members. She noted that the Accessory Dwelling Unit ordinance will be
going before the City Council on July 17th. The Sunnyslope tentative map project went before
the Planning Commission several years ago and the final map was approved by Council on July
3rd. The Sunnyslope Site Plan and Architectural Review project will be coming before the
Planning Commission in the near future.

6. APPROVAL OF MINUT
A. Approval of Minutes of Regular Planning Commission/HCPC Meetings of Tuesday, May 23,
2017 and Tuesday June 27, 2017 and Planning Commission Meeting of Tuesday, June 13, 2017.
Vice Chair Wolpert. The May 23rd minutes were approved. Minutes for the June 13th and June
27th minutes were continued to next meeting due to lack of quorum of those present.
7. NEW BUSINESS
B. Brody Ranch —Site Plan and Architectural Review for development of a 199 -unit residential
project consisting of 59 single-family homes, a duplex and 138 multi -family homes and
associated site improvements. Project Location: 360 Corona Road File Number: PLMA-15-0007

Vice Chair Wolpert opened the Public Comment period
Mageshkumar Venkatesan, Petaluma resident, stated that he loves the serene environment,
the people, and the administration of Petaluma. He said that he is happy that Petaluma is
growing, but the growth in the past 5 years has created a traffic safety concern on North
McDowell. He believes that the traffic congestion needs to be looked at more closely.
Andrez Langlois, Petaluma Resident, believes that the density is too high that it does not allow
single story homes for those that want to age in place. She suggested that accessibility can be
changed for the plans with the downstairs bedrooms. She also feels that although the hours of
construction meet municipal code, construction 7 days a week until 10:00 pm is unacceptable.
She is also concerned about traffic between Corona and Maria Drive and stated that 5
intersections in less than 1/2 a mile is difficult because of speeding cars.
Lori Aldwell, Petaluma resident, is concerned about traffic on Wellington and stated that the
conditions are currently bad between the train tracks and the roundabout and noted that 25 -
foot trucks get stuck in the roundabout all the time. It is not a safe place for a cross walk due to
speeding traffic through the roundabout. She also stated concern about parking for the units
without garages and that it is not safe to park on Wellington. Ms. Aldwell also noted that
parking spaces in front of the mailboxes must be marked in red because if a car is parked there,

the postal service will not deliver the mail. She also addressed the need to have another
community meeting.
Aasiya Powell, Petaluma resident is concerned about the townhouses and police access
because of unsupervised teenagers congregating in the area.
Francis Aldwell, Petaluma resident, stated that parking and traffic of the proposed project is a
concern considering that the current conditions are already bad and suggested that the
Commission go onsite and look at the current traffic conditions. He recommended including
fewer houses and more trees so that this area does not turn into a big city.
