the PUD' rezoning and_:.d'evelopment' plan based° on' the. following , findings
arid conditions:
PUD FINDINGS
1., The rezoning is required by Zoning. Ordinance Section 19A -100..
2,t The plan clearly results in a more desirable use of land and a
. better physical environment than would be possible under any
single zoning district or' combination of districts.
3 The district' is proposed as property which has a suitable
relationship to Casa. Grande . Road and Sartori Drive, which is
1 adequate to carry additional traffic generated by the project.
4 >;, The development plan presents a unified and organized
arrangement of buildings and service facilities which are
+ appropriate in relation to adjacent or nearby properties, and
adequate landscaping is proposed.
5.:' The natural and scenic. qualities of the site, are protected, with
adequate available public and private spaces designated on the
Development Plan.
6.; � The proposed development will not be detrimental to the public
welfare , will' be in the best interests of the City, and will. be in
keeping with the general intent' and spirit of the Petaluma Zoning
Ordinance and the General' and Environmental Design Plans.
7. Casa Del Oro I included improvement of Adobe Creek and a public .
park improvements.
PUD CONDITION`S
1. The PUD development plan, including housing models and
elevations, shall be subject to design approval in accordance with
Section 26 -401 of. the Zoning Ordinance. All conditions of design
review shall become conditions of the P.U.D. zone..
2. Any changes to the Casa Del Oro II site plan or development plan
made pursuant to these conditions or SPARC conditions of
approval, shall be reflected on a new development plan, a sepia
print and one copy of which shall be provided to the Department
of Community Development within thirty (30) working days after
final approval of such change(s).
3. Development standards for Casa Del Oro II (e.g., building
setbacks and height regulations, allowable and conditional uses,
accessory buildings and /or dwelling units, home occupations, and
other such related standards and uses) shall be consistent with
those applicable to-the R -1 65.00 Zoning District.
