Freitas, Community Development and "Planning Director Warren Salmons, Principal Planner Cynthia Beeken, Associate Planner APPROVAL OF .MINUTES The minutes of January 25, 1983 were approved as sub- mitted. Commissioner Tencer corrected the minutes of January 18; 1983 to reflect that the public hearings on Items 12 and 18 were still' open. CORRESPONDENCE Mr. Freitas "advised that letters had been-received relating to the GP/EDP Amendments, and were distributed to the commissioners. DIRECTOR'S REPORT There is "support for locating a Santa Rosa Junior College in our area by the City Council. I. Diamondhead, ;Inc., 718 Petaluma Blvd. South - PUD Development Plan Amendment (Tape 40 - 54) Item 3.249 Revised To consider a request from Diamondhead, Inc., to amend the PUD Development Plan for the 53 unit.senior citizens condominium project known as Diamondhead, located at 718 Petaluma Blvd. South (AP# 08- 281 -52 and .55). Amend- ment is limited to reassignment of several parking spaces. The public hearing was opened and closed. Motion introduced by Comm. Popp, seconded by Comm. Plan - Land Use Ma and Text Amendments CONTINUED FROM 1 1.8 83 (Tape: SIDE II 313 to Side I 406) Chairman Shearer requested staff to present a review of Item 4 -- adopt or relocate urban separator as per the Petaluma West Specific. Plans (Tape:. Side II 368 to 236). For the area along Sunnyslope Road, it was the consensus of the commissioners to move the urban separator to the inside..of the rear property line, with 2 units/ acre (Suburban Low Density) to remain in the lower portion of the area below the 160' contour; and ".above that point to' show 1 unit /acre (Low' Density Residential). Staff was directed to prepare said revision for recommendation to City Council Chairman Shearer requested staff to present a review of Item 5 — redesignate industrial area south of Corona and east of the N.W.P.R.R. line to planned residential (Tape: Side Il 368 to Side 1 194). Chairman Shearer directed staff. to review Items 12 & 18 . Comm. Tencer expressed concern about excess density .transfers city wide with Transfer Density Rights. The public hearing was closed. Page 5 of 6 154 DIAMONDHEAD, INCORPORATED - 718 PETALUMA BOULEVARD SOUTH— PUD DEVELOPMENT PLAN AMENDMENT ITEM 3.249 REVISED CONDITIONS: 1. A sepia. of the revised development plan showing the revised parking will be provided to the Planning Department within 30 days. 2. Appropriate amendments will be made to building construction plans on file with the city to reflect any changes in interior design. Exterior designs shall remain unchanged. 3. The proposed structure will conform to the requirements of this ordinance and the City's General Plan /EDP. 2. The proposed structure will not .constitute a nuisance or be detrimental to the public welfare of the community. CONDITIONS: 1. The. minimum side yard setback along the western lot line shall be at least equal to that of the existing dwelling. 2. The exterior materials and color scheme used on the proposed enclosed porch shall match the materials and colors of the accessory dwelling. 3. The two existing openings in the rock wall of the subject building that contain the door's' shall not be expanded in size. 2. The existing steel door covers which were originally used to protect the door openingsifin the subject building wall shall not be removed. i, 3.
