permits and amendment of use permit conditions to mitigate problems
which may develop after the original use permit is approved.

and consider the proposed amendment to the General Plan Environmental
Design.Plan for the project. The public hearing was opened and
continued.
A number of local residents of the Canyon Drive - Mountain View Avenue
spoke in opposition to the project. After a lengthy discussion,, a

motion was made to continue the meeting in order for the - developer to
hav&�an opportunity to meet with the local residents and see if they
could resolve some of their differences.
Motion introduced by Comm. Harberson; seconded by Comm. Popp to continue
the hearing to the next regularly scheduled Planning Commission meeting
on November 10, 1981.

to the City Council that.it amend Section 20 -601 of the Petaluma Zoning
Ordinance 1072 N.C.S. as outlined in the staff report.

1.342 CONDITIONS
I.` The project shall be subject to review and approval by
the Site Plan a,nd Architectural Review Committee i accordance
with Section 26 -400 of the Zoning - Ordinance. Design plans shall
be revised ' -wherever necessary, to conform with all applicable
city codes and policies.
2.: The "Future Development" portion of the site shall be kept
free of weeds and storage at all times.
3. All onsite cranes shall be kept i-n a horizontal and fully
N screened position. All other material stored onsite shall
G be fully screened at all times.

1.343 - CONDITIONS
I.,. No outdoor storage of goods, tires, engines, machinery,
trash, vehicles, under repair, etc. shall. take place onsite.
2.; All auto repair, servicing and related activities shall
take place indoors.
3. All existing outdoor storage of 'tre stumps, wood, travel
trailers, inoperable vehicles, machinery., equipment and non-
conforming signs shall be permanently moved indoors or removed
from the site prior to occupancy of the subject building space.
4. A sign program shall be submitted for review and approval
by�the Community Development Department for the entire building
prior to the installation of any future sign.
5., All landscaping shall be replaced within ninety (90) days
and permanently maintained in accordance with Section 23 -301
ofthe Zoning Ordinance. In addition, plans indicating an
automatic underground irrigation system shall be submitted
for review and approval by the Community Development Dept.
and installed within ninety (90) days.
6. Parking lot plans indicating asphaltic - concrete :paving
and related concrete curbing in ell driveway areas shall be
submitted for review and approval by the city and installed

may be reduced in size to eight (8) feet by eighteen (18)
feet for the accomodation of compact cars."

FILING OF FINAL SUBDIVISION MAPS AND PROCESSING THEREOF.

BE IT ORDAINED BY THE COUNCIL OF:THE CITY OF PETALUMA AS FOLIOWS:

Section 1. Section 20.24..010(Filing Final Map) of the Petaluma Muni-
cipal C6de is hereby amended to read as follows:
"20.24.010 - Filing Final Map.
Within twelve months after approval or conditional approval
of the tentative map, a,subdivider shall cause his subdivision, or
any part thereof, to be surveyed and a final map thereof prepared
in confornmce with the tentative map as approved, including.con-
formnce with any conditions attached to such approval. The tracing,
one polyester.base film, two cloth linens; five paper prints of the
final map and all required data as specified in Section 20.24.020
shall be filed with an application to the City Engineer. At the
time of application for the final map, the Subdivider must submit
improvement plans containing all necessary engineering support data .
and calculations applicable thereto, as specified in writing on a
form or forms prescribed by the engineering department. Said
inprovermnt plans must comply with all conditions required. on the
approved tentative map. The City Engineer shall indicate upon all.
