.Ordinance -provides for an .,automatic reversion; arid., the only ,thing, is to make
the Zoning'Ordinance consistent with the.,Env ronmental Design'..Plan and the.
General Plan. Thee EDP and the General Plan should be consistent with what
actually exists in terms of the Zoning Ordinance. He asked why any zoning .
action is : necessary? Mr..Hall explained it-was, his interpretation that it,was
an automatic reversion, but.he had been advised this'was 'an.erroneo.us- interpre-
tation..
The Public Hearing,to consider: the Environmental Impact Questionnair.e.was
opened. No - comments were •oflered -.fr.om. the .audience and the Public:::Hear.ing was
closed.
Comm. Tencer moved-to-direct the.Planning Director to prepare and -,post a Nega-
tive Declaration for the..project.. The motion was seconded-by 'Comm'. 'Lavin. The
motion, carried unanimously.

Comm. Lavin-moved-to recommend approval of.an amendment to the�General Plan

the requirements .of.' the :Subdiv.ision. Ordinance -for -the..

Petaluma Villas Subdivision located east and adjacent to Highway 101, between
Lindberg Lane and Kresky Way. M.L.S. proposes to subdivide 7,4 acres into 28
singlefamily lots., A modi'f'ication to the Subdivision Ordinance is also re-
quested to reduce the required lot , , size of Lot l5 from 6,500square feet to
5,180 square feet. , 'The street layout for-'th'e ;project consists of one collector
street; an extension of Kresky Way, and two small , cul -de -sacs.
The Public Hearing to consider the Environmental Impact Questionnaire was
opened.: No commei-its were offered from the °audience.and the•Public,Hearing was
closed°;
Comm. Tencer moved•to direct the Planning Director, to prepare and -post a Nega-
tive Declaration for the proj';ect. The motion was seconded by Comm. Hoffman.
The motion carried unanimously'.

Comm. Hoffman explained proposed -lot coverage proportionate for Lot 15 is
legal, land that the applicant is attempting to, secure•.addi:tional land area from
the adjacent parcel fron:tin'g on Kresky. Way.
Comm. Hoffman moved to approve the modification to Subdivision Ordinance #1046
N.C.S. `to the Council to reduce the required lot of #15 from
6,500 s'q;uare feet to 5 square feet. The motion. was -s'econded by Comm.
Lavin. The motion carried, with 5'affirmative.and l- abstained vote.
Comm. Hoffman moved-to ,r'ecommend•approval • of the Tentative Map for the Petaluma
Villa Subdivision to the: City Council with conditions of approval as recom-
mended b, the Planning atdlf and'C ty Engineer. The motion wasi seconded by
Comm. B alshaw. Tle mot ='on carried with 5 a�ff-irmative and l abstained vote:
Mr. Hall explainedPacific Coast /MLS Development Carp. has submitted three
basic house plans ,with two different exterior, treatments. The two single- story
units would have 'three optional - exterior treatments -and a 'separate house -plan
would be submitted, for Lot, #15.. Hor's'es adjacent, to the freeway between Kresky
Way and U. S o. 101 would • have larger back, -yards than average in order to provide
more disitance - between the homes and the freeway.,
Comm. Lavin.moved to approve 'the si,te,design for the proposed project with
conditions of approval as recommended by 'the staff and modified by the Archi-
tectural and Site Design Review Committee with the following changes. The
motion was seconded by Comm. Hoffman. The - moton carried with 5 affirmative
and 1 abstained vote.
Condition 9. -.add - Security provisions shall be provided as specified before
the Residential Development Board.
