APPROVAL OF MINUTES: Minutes of February 21, 1979 were approved as cor-
rected; Page 4, R. Leonard Garrison, Condition 18
should read: The central driveway shall be right turn
in, right turn out only.
CORRESPONDENCE: Letter from Michael Reno regarding recreational vehi-
cles being placed on residential lots to be read at
the March 20 meeting.

NegativIe Declaration for a shopping center to be located at Petaluma Blvd.
North and Stony Point Road based on the findings of staff. Motion made by
Comm. Popp; seconded by Comm. Waite. Public Hearing was opened and closed.

SUNRISE SUBDIVISION UNIT I - MODIFICATION TO TENTATIVE MAP
Res. 21 -79 approving modification to the Sunrise Subdivision Unt`I Tentative
Subdivision Map located at North, McDowell Blvd. near Dynamic Street subject to
the conditions recommended by staff. Motion made by Comm. Tenter; seconded by
Comm. Popp..
AYES: 5 ABSENT: LAVIN /PERRY
PROPOSED AMENDMENTS TO COMPACT RESIDENTIAL ZONING DISTRICT
After discussion, it was the consensus that a hearing take place on March 20,
1979, to consider amending the following sections of the Zoning Ordinance
pertaining to the Compact Residential Zoning District:
1. Section 7 -601 and 7 -603 reworded to read:
SECTION 7 -600 AREA, LOT WIDTH AND YARD REQUIREMENTS - The following
minimum requirements shall be observed, except where increased for con-
ditional uses:

2. Section 7 -602 reworded to read:
7 -601 AREA REQUIREMENT - For more than one (1) dwelling on a lot ; ; any l
intended for more than one (.l) dwelling unit .shall contain at "least 4,500
square feet for the first unit and at least 3,500 square feet for each
additional unit.
3. Section 7 -604 reworded to read:
7 -602 - Any development containing two (2) or more dwelling units shall
be subject to architectural and site plan approval, in accordance with
the provisoins of Section 26 -400. In reviewing site plans in an R -C
District, special attention shall be given to the following considerations:
4. Section 7 -603.1 and 7 -604.1 reworded to read:
7- 602...1 - Safe and adequate interior. vehicular circulation and conveniently
located parking for each .unit.
5. Section 7 -604.2 reworded to read:
7 -602.2 - Usable open space for each dwelling .unit, with the provisions
of a minimum of six hundred (600). square feet of. usable open space per
dwelling unit. Such open space may be attached to each individual unit
or a portion of such space may be available for common use.

6. Section 7 -604.3 reworded to read:
7;602.3 - The consistency of the scale and siting (distance between
buildings, garage orientation and front and side yard setbacks) of build-
ings in relation to existing development in the surrounding area.
7. Section 7 -602.4 added to read:
Th ' . architectural consistence of buildings in relation to existing de-
velopment in the surrounding area with regard to: exterior wall and
roofing materials, decorative trim and door detail, basic roof type, and
garage and fencing design.
