to approye the project with the foll.owing'condit -ions.

1. Decorative left side and rear yard fencing shall be installed subject
to the specifications of the Zoning Ordinance.,,and of a design .which

twelve (1,2) ;feet subject to approval by the Fire.-Marshal. Six (6)

4. Construction p` -bans shall be modified to reflect the correct length�of
the site (a possible two (2) foot discrepency exists), and the two (2)
subject - parcels shall be consolidated into one (1) parcel.
5. All required- modificationis shall be drawn on the final plans and shall
be submitted to the Community Development Department for .review and
approval prior to the issuance of a building permit. The applicant
shall comply with all on- and off -site requirements of the Chief
Building,lnsp.ector, City, Engineer, Fire Marshal and with all other
.applicable regulations'.

approximately. (42) inches in height, and including decorative
caping, and veneer siding shall be constructed on top of the existing
retaining walls. Two (2) and one ('I) half feet of wrought :iron fencing
shall be installed on top of the required block wall. The large
existing hollow concrete casing located along .the.alley retaining wall
shall be removed

abutting building wall to the south and owned by the property owner

RESTAURANT ADDIT,ION,TO F.ARRELL HOUSE - E.I.,Q;. EVALUATION
The Planning Commission directed the Community Development Director to issue a
Negative;, Declaration for a restaurant addition to the, Farrell.House with a total
seating capacity, _`bar and restaurant,, of 150, with `the. following mitigating
conditions r:equired.. Motion introduced by'Comm..P,opp; seconded by Comm. Waite.
.FINDINGS'
1. The structural design of; the building must be acceptable to the HUD
Federal, Insurance Administration to assure that the design is 'following
accepted .flood management procedures for a designated floodway area.
2 The1f1oor elevatiori;of proposed addition must be at least one foot
abop e the. 100 year floodplain elevation for this area.
3. ThdsSo.noma County Water Agency shall find that the proposed construction
of�the addition, through the-use of piers which have footings at or below
the"; elevation of'the.,:t'oe of the river bank, shall not cause unusual pressure
upon the river bank I'f. this determination. cannot be,- made, the proposed
adaltion.will have to be relocated so that it is no closer to the top of
the,bank;of the river than the existing structure is.
4. Thelon -site; parking shall be - limited to marked stalls, the boat docking
area will receive credit for 12 parking spaces and a valet parking lot for
atjleast 35 ears most be provided within 1% ,- 2 mile of the•restaurant.
