Compac,t Residential Section of the Zonlhg Ordinance to permit the specific

Nine letters were received and filed supporting, Mr.. Coulson request.

SO COUNTY FOUR LOT SPLIT PROPOSAL:�
Mr. Freitas� explained a number of proposals are received from the Sonoma
County ' ,.PIannitg -Department regarding land splits which, are located' outside
the c`ty 1--imit.s but are within the G6neral Plan area Most of the land
splits. - a , re wes north of town.. Areas given as an example for
-two 'to four land -splits were in the Skillman Lane, Peta1uma-Blvd N/Troudy
,Lane, Magnol-l and Eastman Latie areas located within a mile of the
City urban growth area,. Just out- -side -the City limits' there 1s: 'a band` o
very small, i.6ts which are - split- so fine t"t there is not enough land
left to split where they can be served. by road and City services. The

ten (10) feet forward. The driveway to be reduced in width to measure twelve
(lit) feet. Excess parking area shall be'replaced with landscaping.

Final landscape plans shall be submitted prior to the issuance of a building
permit. Existing trees shall be maintained in healthy.growing. condition
whenever possible,. Fencing design.shall be redesigned in a manner which is
characteristic of the neighborhood's architectural time period. The proposed
trash container shall be fully enclosed..
5.
All required modifications, shall be subject to 'review and approval by the
Community Development Department prior to the issuance of a building permit.
6.
The applicant shall 'comply with all requirements of the Fire Marshal, Chief
"Building Inspector,'and City ;Engineer, and with.all applicable City regulations.
Standard curb, gutter and sidewalk shall b:e construe -ted subject to approval
by the City Engineer.
