Public-hAaring was opened on a use permitapp ' 11cation filed by
Mary McClements to allow,a ceramic studio as - a home occupation
at 525 Keller Street In an R-1-6000 Zone. Mr presented a
favorabl i e staff report but listed several conditions limiting the
operation. (said report was made part of the permanent file) No
protestsi were voiced. to the proposed use whereupon Res. U5-64,
granting' the use permit was tntrodtced by Comm. Stanley, seconded
by Comm.: Popp and gassed by all members present subject to the
conditions listed In the Planner's report.
JERRY STEWART, VARIANCE',_FILE �V9-64,
Variance'application filed by Jerry Stewart to ;allow a sideyard of
5 instead of requIred .10 sideyard for corner lots, located at
800 - 5th Street, was reviewed. The Planner, In presenting the
staff re �ort, stated the setback discrepancy came about as a re-

sult of 'a measurement error by the applicant through the assumption
that "J" Street had a 50 ft. right_'of.way.. ("J". Street has a 60U

On Feb. 4, 1964,the Planning Commi'ss.ion passed ,Res. Z464.recom-
-mending to the Glty'Counci,l the rezoning of certain property in the
above'mentioned Area from an R-2-3000 Zone or District to an R-1-6000
Zone. In light ..of the appeal made by the p1r,o'perty owners within the

REVIEW OF PROPOSED BUSINESS DISTRICT, - TREE .- PLANTING PROGRAM ✓
Landscape, designer Wally Leiser presented ' a proposal to the Planning
Commfssi'on which would beautify the downtown area by the Install.®
Lion of 6oncrete tree planters with stem -type trees. A motion was
.made by Qomm. Popp, seconded by Comm. Stanley and passed by all mem-
bers present to study . a sketch of possible} lo ' cations for the planters
and present a "concrete package" to the Council 'o

revised t entative entative map. Res. 19-64, approving the revised tentative

Variance' application filed by Ernest Curtis to allow a 13 ft- rear
yard Instead of required 20 ft. located at 14,.Alma Ct. (AoP-#7-022-46,
- 45, -38)' was reviewed.. The Planner presented a favorable staff re-
port stating that the request was necessitated by the limited depth of
the lot; however, the rear property lines, adjoin the McKinley School

posed apArtments,, No objections were voiced. Res. V10-64, granting
the variance, was introduced by Comm. Stanley, seconded by Comm
Richards and passed by all members present subject to the conditions
stated in the variance.
KAZEN SUBDIVISION TENTATIVE MAP APPROVAL. I3=_6
.The Planner er read a report from the City Engineer and a report prepared
by himsel,f relative to the tentative map presented by George Kazen.
Res. 13-11t4, approving the tentative map,, was Introduced by Comm. Popp,
seconded by Comm. Stanley and passed by al:l,members present subject to
compliance with those conditions setforth In the Planner's repoft. and
City Engineer's report.
