d'ition to the water problem, the area containing the 12 acres has not
yet be'en..comp,lete y filled in. Res. U9 -64., granting the renewal, was
introduced by Popp, seonded by Comm, Stanley and passed unani-
mously, Comm. St.anley was o, . f the op pion that "another look" should
be taken regarding .our policy for renewing use permits.

The Commission reviewed variance app.licatiori. filed by H. Hazeltt to
allow additional lot ,coverage t:o exceed "A0% (Wo),t6r proposed.build-
ing to be located at "3.03 Howard Street.. The Planner presented an
oral report stating that the covered' patio (a courtyard area) made
the request'necessa "ry9 other than that all the setback regulations will
comply with the zoning ordinance. Mr. Henry Soldati, 301 Howard St.,
stated, he had no ob,ec ions.to granting the, request, nor.were there
any other objections voi.ced. Res. V26 -64,. granting the variance, was
introd_uced.by Comm. Stanley., seconded by,Comm. Popp and passed unani-
mously.
BUENOS NOCHES SUBDIVIS_ION,, FINAL MAP, FLLE 30-64
The Commission reviewed the final map of Buenos Noches Subdivision
No. 1. ,presented by ,.Donald K Goodnight. .-Mr. .Byrd. read a favorable
report from the City Engineer. Res. --30 -64, approving the final map,
wa's introduced by Comm, Popp seconded by Comm. Stanley and was unani-
rriously passed with the r'ecommendat'ion that street trees be planted on
each lot within the subdivision as part of the improvement plan.
AMENDMENT TO ZONING.ORDINANCE 662 N.C.S. to PROVIDE FOR AGRICULTURAL
The Vice- Chairman opened the public hearing r amending. the Zoning
Ordinance to provide for districts. Mr. Byrd informed
the Commission the two agr:icu,ltural:dist.ricts (as per his report

from the City Council so that they may be applied to the Lakeville
Area ff, the Lakeville Annexation is'succe.ssf.ul and, in order to provide

OV RCR OSS'ING' AS SHOWN ON THE PETALUMA AREA GENERAL PLANS' RES. 32 -64
The.. Planner reVieiaed the reasons 'for the above stating that the basic
.id'ea is to provide a new freeway overcrossing and a new route into the
downtown area to relieve some 'of the .traff.ic :pressure on East Washing-
ton Street and for future development. Mr. Byrd went on to outline
three possible routes as' state d in his report (said report being made

Caulfield Lane route as the, most'favorabie"o` Mr. Henry Soldati

Howard Street., asked what properties the major street would . traverse
between So. - 'AcD , owe',l I l and Ely Road. Mr. Byrd informed Mr. Soldati
that he wbu'ld. be happy to point out the parcels fnvoived and added
that the street would divide ,equal'l'y , .A 9 ,lon property boundary lines.
The 'Pia'an'ne'r" f urth"e°r stated that' the: street from Soo_ McDowell 'north
would only be developed at such time as the area developes. Mayor
Van Bebber (re;f6rrinq.to the Caulfield Real,.igni route versus the
Caulfield Lane route with regard to lt�s, °pro-;-(it,rfity to the off-ramp
of the;Lakevil.le interchange) asked critical the difference in
the d istance , between - 4 f t. and 6, f t. would be. Mr. Byrd stated
that Mr. Dean Larson,,' State Division of Highways, believed that the
State,Tra ' ffic Commit I t would not deny. . the route on the 400 ft. bases
but would look more on the route having the 800 ft. distance
from the off-ramp. Manuel Amaral cbmme.nt on the Commission's good
planning. Res. 32-64., recommending to the City Council the Caulfield
Realignment route as the, major street overc.rors.sing, was introduced
by Comm. Popp seconded.by Comm. Stanley, and passed unanimously.
OTHER_STAFF REPORTS - the Commission asked the Clerk to schedule the
Fe of the - northeast side of Liberty Street, between Oak and
Prospe I ct for the next regular meeting and also the rezoning of the
Marie'Converse property.
