The Planner gave a brief recap of the prior action taken regarding
this or°opertyo namely, that an application was received some time
a go from Steve Cope requesting the above rne.oning with the ultimate
a :Im oI° applying fob a use pesrmit to allow a mobile home park for
the; site. Due to lack of an architectural control ordinance, the
Commission was „�°eluctant to zone 25' acres for multiple dwellings
arad re jected� the request. -The C.ommi,ssion d a to initiate the
rezoning at 'uch time as some type of control had been established.
Due to' rack of public support an arch'itectural control ordinance_.
wB not be forthcoming i'n the near .futur°e and the Commission felt
obligated to initiated the original 'rezon'i;ng request at this time.
Howeve6 Mr Art Hdn's;en tel'e.phoned on August 3rd saying that the
.app is n.t had withdrawn. the application reque t'ing the R -M 0,
the Planner . then red ommend that the z�on ng of said parcel be he l,d
over un it the next regular .meet-ing. The following objections were
voiced regarding th'e 'R ®M m1500 zoning'. 'Mr. Nolte, Consulting Engineer
for the proposed Park Subdivision (by letter read by �.he Plan®
ner)o Ha rold Cutl,er°9 attorney fo the est;at of ` John Gutermute� and
Mm. Mar.no Crinel,.la., subdivider° of several, subdivisions in the area.
(Their main objection was to allowing a -mob I1e home park i_n the area).
The Commission-d' ,e.c,ided, to continue . public hearing for the above
mentioned rezoning.until August 18 1964"0
The Commi'sslon reviewed the. tentative map for . Greenbriar Subdivision .
filed by Sarles, Br'e:lJe & Race for Qantas Devel-opement Co. The Plan-
ner read reports Fr om.the Sonoma County flood Control Engineer, 'and
the Director of'Publ'i.c. storks and also his staff report. Said reports
(made part of the resoYution) listed' Vairious conditions which must be
complied with. Two representatives from the Engineering firer;:sta��ed
they could forsee no problems in meeting, tho'se' conditions listed..
Comm. G .,aril inquired as to improvement plans. for the street to the end
of the''subdivision adjacent to McDowell Park. Mr. Byrd informed the
Commis�jioner that ,provis.ions had been made :for the street along the
easterfy bound -ary of th park. Reso Z5u64 said tentative
map sub ject to compl >iance,with those conditions listed in the reports,
was' int roduced by Comm. Stanley, seconded `by :Comm. Gans and passed
unanimously.
EAST PARK SUBDIVISION TENTATI IVE MAP s FILE. 36X64
"The Commission reviewed the tentative map submitted by Wesley Ba
Land Company for the tentative map for East Park Subdivision. The
Planne=r read the` reports submitted by the Sonoma County Fl ood Control
District and the City Engineer and his own staff reports. (Said. re-
ports being ma'd.e_- ,part'of the 'Permanent f11.e). Mr. Byrd stated that
two different 's zb'divi.sioh designs were submitted. and recommended apm
