Mr. Byrd stated that the annexation contains 4 dwelling units therefore . the proposed zoning would be compat ible. No, objections were voiced. Res. FILE 1- i The Comm'i s i on reviewed the tentative map f1led by Dave Cadter. e The Planner -informed the Commission of a report from the Sonoma County Flood Control Bind Water Conservation District in which they recommended that the storm drainage plans be .submitted to their office for approval. A lengthy report was also rec:eivedfrom th,e City Engineer which dealt vainly with the improvement, plans for the 'subdivision. The Planner pre -. sented hi:s staff report. CORPS OF ENGINEERS,,, U.S. ARMY, USE PERMIT, FILE U2 -65 The Planhiing Commission conducted the public hearing for use permit ap- plication -filed by the U.S. Army Corps of Engineers to construct army reserve facilities in an M.. -L Zone located at 500 '%,allejo Street. The Planner informed the Commd,ssion that a use permit is required to develop any public structure in a Light Ind Zone. The proposed center will be adjacent to the National Guard Armory, thereby being a compatible land use. Adequate access and util,itie.s are also available. Mr. Byrd stated that a report had been submitted by the City Engineer, both to the e Comm! ssion and d to t r to of Engineers, relative to the. drainage problems. No ob J t , were voiced. Res. U2 -65, approving the use permit, based on the conditions setforth in the City Engineer's report, was introduced by Comm. Richard's, seconded by Comma Popp and passed unanimously, Mr. Byrd informed the, Commission that the city is currently, involved \� in developing a master sewerage. pLan, covering approxl=t,ely 100 sq. miles and' that the City Engineer and he recommend that the Planning Com I& misson'rec.ommend to the County Planning Commission that they, as po i cy, wit approval of sept.i.c tanks w the s -tudy a °r °ea 'unt il, comp.letic4l of the master' sewerage plan study. The Commission concurred with this!proposal but were of the opinion that they should make the City and have them refer it to the County,. recommendation to the Cit. Council A motion- regarding same,, was made by Comm Richards, seconded by Comm. -Gans and passed unanimously. Stanley, seconded by Comm. and passed by all members: present, that the Planner contact Mr. Ed Dean and give his personal recommendation as soon as an \� application is referred'to the Planning Commission.. Although a formal ai recommendation will be made by the Commission,, Mr. Byrdes recommenda- tion will, make Mr. Dean aware of any problems that might arise and give him more'time to study the proposal.
