Chairman. Gatewood opened the public hearirig:.,regarding the proposed re-
zoning of the area w1th1n the Denman Annexation 'No'. 3 from an R-1-10,000
Zone 6r District to an R.-M-1500 Zone. The dnhe is currently be-
ng devef as a mobile home park. In his staff report (made part of
the permanen t file) the Planner stated that a use permit was issued by

County for a mobile home park prior to annexatfoh.and that the City
Planning, had concurred with thls.act"fon. The Planner fur-
ther Informed the Conimission that mobile home parks are considered high
density residential d and will act as a buffer and transi-
tjpn to the light Indusitr1al development along the freeway. No object-
i'onswere voiced, whereupon Rese z8-65, recommending to the City Coun-
cil R-1-1500 7oning for: the area, was introduced by Comm. Gans, second-
ed by Corrun Stanley and passed unanimously.

The Commission reviewed'thI6, variance application filed by Mery McCoy

Denman Interchange. The Planner informed the Commissior) tAL at the de-
sign complies with the Zoning Ordinance standards but recorrfmended that

wood Highway in both d . irections. A motion was made by Comm. Stanley,
seconded,by Comm. Popp, and passed unani approving the site de-
sign for!safd restaurant with the Planner's recommendation regarding
access to the site.
PERKING OF COKvIERCIAL VEHICLES AND TRAILERS IN RESIDENTIAL ZONES.
Mr. Byrd the Commission of the fact that the City faces a
problem where commercial vehicles heavy construction equipment and
mobile home trailers being eing par both - on and off site In residen-
tial areas, The problem Coristltute� both a tlra.ffld hazard and a dis-
turbance to the resident.s A motion direct.ing the Planner to study
this problem.and make a,recortimendation for a proposed solution to the
Commissf,O'n In the future, was made by Comm. Richards seconded by Corrum.
Gans and; passed unanimously.

The Planner read a favorable report. fr,or the 'Assistant City Engineer.
Res. 19-j,65, approving the final map for Garden` Estates Unit 3, was
introdtc,ed by Comm. Cans, seconded by Comm. Richards, and passed unani-
mously.

The Commi,Ission reviewed the Petaluma Estates Subdivision re-
ferred t 'p them by the County. (To be located on Bodega Avenue, oppo-
site the! '1 Two Rock Road Intersection), The Commission was con-
cerned Sec ause of Mutudl ':Fire 'Sefvice Aid If the City of Petaluma will
be called upon to flight any strux-tural fire within the subdivision since
the. For�'stry Division is not equipped to handle all, structural fires.
They wer also concerned over the concentration. of septic tanks Instal-
lations,Pf this nature and feared they would eventually fail. In view
of the fa ct that such subdivisions constitute'urban development without
availab l e urban services, the Commission recommended that a study be
made to 'develop a polity regarding such subdivisions which would be
acceptahle to both the City and the County. 'A motion was made by Comm.
Rich seconded by Comm. Cians and passed, that the Planner write,
a letten Sonoma County Planning Department indicating the City
Planning! Commission's feelings regarding subdivisions of this nature.
Regarding the tentative map submitted, the Commission recommended minor
design changes and a st name change Mr. Byrd will be present when
the County planning Commission reviews said map.
