Popp. Sept. 8, 1965 City Planning Commission held on Sept. the Council Chambers, City Hall, Peta- Stanley, CTatewood. STAFF: Robert E. Byrd, Director of Planning. APPROVAL OF MINUTES I The minutes for the meeting of August 17., 1965 , were approved as submit- ted. CORRESP6NDENCE - Sondma'County Referrals. 1. (Santa Cruz Resources Co., - use pe to drill oil and gas ,kiwell on Old Adobe R ' oad. Mr. Byrd I Informed the Commission that 4 1 'this permit had 'already been granted by the County. 2. Pacific Coast DI-splay Co. - use permit to construct a sign near Itbe Lakeville Highway Interchange. The Planner stated that this area Is In, the city limits and the request will be proces- sed by the City.Building Department. 3. Bodega Estates Subd1v1sion - Mr. Byrd informed the Commission ,that the revis,ed'tentative map of Rodega Estates generally con- ;forms with the rec'mmendations made by'the Commission previous ;ly except for the Horn Avenue - intersection,. A motion was made .by Comm. Stanley','seconded by Comm. Gans and passed (by a vote of 3 to 1) approving the tentative map of Bodega Estates Sub- d,5..v1sion with the recommendation that the Horn Avenue inter- 's ection be elimTh'a'ted. AR,THUR CANAVAN, VARIANCE, FILE V19-65 Chairman ' Gatevrood requested the Planner to read his report as presented on August 17 (said item having been held over from the previous meeting). In his report (made part of the perman'ent file) the Planner stated that Mr. Canavan requested a variance to allow construction of a stable for his 2 horses on 3/ 4 4 acr I e of land In an R-1= 10,000 Zone (670 Paula Lane). Mr. Byrd quoted Section 3 of the Zoning Ordinance which states that private stables may be constructed as a conditional use provided that the site co ; n t a4 n's I not less than 2 acres and that said stables be Located not closer than 50 ftl�. to any property,l or closer than 100 ft. to any other dw Th-e Planner further stated that the Ordinance pro- hibits expansjon of a rion-conforming use. !Mr. B yrd recommended denial of the request and cautioned the Commiasion, I that the standards setforth must 6pp1Y un residential areas of the city. STAFF REPORTS 'Cadet Lot'Split_171�.'The,Plahner read a report from the City Engineer e a r d I rig the Lot Split proposal for two lots within the Cader 4 Subdi- VIs I oh. The - report was generally unfavorable because the ilbt split application creates of lots that for all practical-purposes amount to double fronta;ge.lots (except for the 2-foot wide sliver sect- on). The Planner '"st"a'ted the'request was an attempt to reduce the size of several extra -large lots. A motion was made by Comm. Richards, seconded by,Comm,. Master Sewer Plan The Planner gave a sketch review of the Master Sewer Plan adopted by the Council which will eventually bring about consir'UC''tion of a new treatment plant and new trunk lines to serve It.
