APPROVAL OF MINUTES FOR DEC. 22 1965 - the minutes for the meeting of
Decembe 22 .1965 were approved as submitted.
EMIL.YANKE USE PERMIT 9 FILE U1 -66
Chairman Stanley opened the public hearing regarding the use permit
application filed by ET611 Yanke to allow a pon I vale.scent hospital in an
R-2-3000'Zone, located at 112*5th Street. In his oral presentation,,
the Plan'ner stated th'at"the area has go6d acce:s;s and adequate utilities
exist to service service the slt�6.,• Mr-, Byrd further 's stated that the use would
upgradelthe area. Setbacks, coverage, parkin etc. would be checked
when plans are presented for site design review. The following people,
although voicing no objections to the proposed convalescent hospital,
expressed concern relative: to providing adequate parking: Ed Fratini,
500 "D "'St..., Clifford M'. C'lIne (representing the Methodist Church);
Mrs. Morgan, 514 "D" Street' and Wilma Harrls� 5 "D" Street. Mr.
Byrd informed all present that offstreet parking would have to be com-
,pl-led with as setf 0 rth In the Zoning Ordinance. Res. U1 -66, approving
the use permit, was Introduced by Comm. Gatewood, seconded by Comm.
Gans and passed.

The Commission reviewed the variance request filed by QRS Neon Co.
(for R16h. Oil Co..) to allow a sign e-kceeding 200 sq, ft. in area
`, and excessive height at'17'2,1*Lakeville Highway Perry Road). Mr.
Byrd presented an otia report, re'ort. A representative from the Richfield
Oil Company pany was present - t6answer questions regarding the request.
The Commission expressed concern over all,owin.d excessive sign area.

Comm., Gans, seconded by Comm. Popp and pa.ssed unanimously.

The Comm,Ission reviewed the variance application.filed by Arthur Ham
`�ogoplan to allow a 3 ft, sIdeyard setback for construction of a new
dwelling and ga , rage , at 34 Lauire-1 Avenue, The Planner, In his oral
report, .,St.ae :t. that a driveway exists next to the side in question,
thereby acting a's a buffer* - Mr. Byrd read a letter from Wm. Carter,
residing at 32 La,mre,I,Avenue, expressing no objection to the 3 ft.'
variance. The variance'. would also all,.ow for a ft driveway on the
other side of the proposed dwelling. Res, V2 .-66, granting the vari-
ance, was introduced by Comm. Gans, seconded by Comm,, Gatewood, and

STAFF ,REPORTS
The Planner Indicated to the Commission that, during the course of the
master sewerage plan study it was noted that a higher density de-
velopment may prove justified for the Lohrman Lane Area.
PROPOSED MODIFICATIONS TO THE PETALUMA AREA GENERAL PLAN.
Mr. Byrd again outlined the proposed modifications for the updating
of the Petaluma Area General Plan, particularly relating to the traf-
fic plan!. The Planne,r reviewed each proposed modification. A motion
was made by Comm.. Gan,s, seconded by Comm. Popp and passed unani'mously.,
approving , the proposed modifications. Public hearing for said changes
to the Petaluma Area General Plan was set for January 18, 19660
Mra Byrd' stated that Mr. Walter Minogue had rep -laced Mr. Ed Dean on
the Sonoma County Planning Commission, as representative for the Peta-
luma area,
