viewed-by the- Commission. Following--a brief
review of the conditions of the area in.ques-
tion, Chairman Stanley- that portion of
the public, hearing. Resolution No. Z6 -70,
approving rezoning the subject 3.47 acres
from"an,. "A" District to a "C -H" District, was
introduced by Comm. Waters, seconded by Comm.
Perry, and passed
by the following vote:
AYES: Comm. Koenitzer, Perry, , Waters, and
Stanley.]
NOES: Comm. Brunner.
ABSENT.: None.
Comm. Brunner qualified his "NO" vote by,

stating that he obJected to taking separate
actions each portion of the rezonings.

(Multi- Family Residential) District was opened.

out that MHP zoning is not being considered
at this time. Mrs. McGivern further explained
the need for apartments in the City. He added
that apartments in the.proposed.R -M -1500 Dis-
trict would not have an adverse effect on fu-
ture development or the aesthetic value of
the area. 'Since there was no:'further dis-
cussion, Chairmanl,Stanley closed that portion
of the public hearing. Resolution Z8 -70,
approving the rezoning of.4.78 acres as re-
quested by the applicant 'and the adjacent
parcel as shown on Exhibit "A" from an "A"
(Agricultural) District to an R -1 -1500 (Multi -
Family Residential) District, was introduced
by Comm. Perry, seconded by..Comm. Waters, and

passed by 5 affirmative votes.
Consideration of rezoning 8.04 acres from an
"A" (Agricultural) District to an R - - 6,000
/
(One - Family Residential) District was opened
by Chairman Stanley.- Mr. McGivern outlined
the area involved pointing out surrounding
areas that logically should be included in
this rezone request. Mr. McGivern stated
the authority by ordinance
to'expand.an area to be included in the sub-
ject- rezoning to R -1- 6,000. In the follow-
ing diseu:ssion, it was determined, with Mr.
Walt Williams' consent, proper zoning and
development pattern'required that the 28.99
acres, originallyjshown for possible future
MHP.( * M obile Home Park) zoning, should be
inclded in the R -1- 6 District, together
with.the Old Adobe Union School District site,
as shown on Exhibit "A ". Resolution Z7 -70,
approving the rezoning from an "A" (Agricul-
tural) District to an R 71 -6,000 (Single-
Family Residential) District, was introduced
by Comm. Koenitzer, seconded by Comm. Waters,
and passed unanimously.

report recommendations, including the condi-
tional removal of Itwo proposed parking spaces
which create an irregular access-.opening and -
may effect the turning radius. Mr. Harold
Cutler, of Swanson.& Cutler, Developers of
the Washington Squlare'Shopping Center, was
present and agreed with the conditions of Ex-
hibit "A ". A motion, approving site design
for the extensionlof a parking lot as shown
on Exhibit "A ", was introduced.by Comm. Perry,
seconded by Comm.IBrunner, and passed by 5 affir-
mative votes.

The Commission reviewed the site design plans

Mr.'Anderson prese';nted• the staff recommenda-
tions. Chairman Stanley suggested approval
of the restroom facilities with additional
review at a late rl,time for the Sunday School
and parking-lot site design. A representative
of the wasjpresent and stated that the

Church proposes only the replacement of the
restroom facilitie''s at this time, and that
Chairman Stanley's; suggestion was acceptable.
A motion, approving site design for said con -
struction of restrloom facilities in accordance
with Exhibit "A" for the Church of the Nazarene,
was-introduced by Comm. Perry-, seconded by Comm.
Koenitzer, and passed unanimously.
DAN O'BRI.EN The Commission considered a variance of the
VARIANCE north, side -yard sletback.application filed
RES. V5 -70 by Dan O'Brien to allow the remodeling of
the existing garage into a family room and
construct a carport 3 feet 9 inches from the
northerly property line. No opposition was
voiced to the.variance request. Following
a brief discussions concerning the position
of the proposed carport, Resolution V5 -70,
granting a variance of the north,, side -yard
setback to permit1the construction of a car-
port 3 feet 9 inches from the northerly property
dine, was introduced by Comm. Waters, seconded
by Comm- Brunner, and passed unanimously_

At the Commission's request, Mr. McGivern- reported that
property owners in violation of illegal mooring and storage of
boats on the Petaluma River will be contacted.
Mr. MGGiVVern reported-that the Annual Report will be pre-
pared within the next month.
Mr. McGivern reported that today he and Building Official
Oberto visited the sites of, Al Stackiand Henris Supply. Mr.
Stack has removed the vehicles in front of his lot, but three
large vehicles are parked _across the street.. Mr.-Stack will
be written a }letter to remove said vehicles. Henris Supply
has done very little in-the way of screening, but this will
be resolved as soon as possible. He will be contacted by Mr.
Oberto.
The Commission agreed to.hold a'study session on Tuesday,
July 2',8,..1.970, to discuss Fence Regulations.and the Animal
Control Ordinance.
August 11 1970 has been set aside 'side for the .P Tanning Com-
mission Banquet. Mr. McGivern will be contacting the Planning
Commissioners as to time -and place.

troduced by Comm. Waters, seconded by Comm.
Brunner, and adopted by 5 affirmative votes.
