plication andffurthermore, Sonoma County As'so-

Mr.. Hal. Musco _of. petroleums. Engineers and repre-
senting the, appli:ca . statt the operation is a
privdte':veii'tuke, involving private capital and
ownership, and economics has no bearing on the
application. Mr. Musco ',-also noted there are no
adopted.plan lines at this time.
Comm. Hood expressed.:concern over the minimal
size of the lot, noting the-minimum size for a

noted a.use permit.for a service station had pre-
viougly been granted .b- the Planning Commission
for the site but development was not started..,

Burnett who :also were .of the opinion that gas
sales would be thepr1mary use.
Mr. Tom Baker, representing the owners of the proper-
ty, pointed out_ that. the,only' "oppbzition was ex ._
pressed by the.competition. Mr. Baker stated the
'Service Stati-on Operators' pr.oblem was with the
oil. companies .1
Following further discussion, a Motion approving
the use permit with the conditions outlined in the,
staff report (With a modification to the wording
of.Cond.iti'on #2):'was introduced by Comm. Brunner,
sec I onded by" ffood and passed by the following
vote.: AYES:. 14'; NOES: 1.
