Regular meeting of the Petaluma City Planning Commission was held on
June 1,.1971, at 7:30 o'clock p.m. in the Council Chambers, City
Hall, Petaluma, California..
PRESENT: Comm. Brunner, Cerini, Hood, Waters, Stanley.
ABSENT: None.

MINUTES FOR The minutes for the meeting of May 18, 1971, were ap-

CORRESPONDENCE
Maggiora Use Permit
Mr. McGivern read a letter received from Stanley E. Maggiora request-
ing a extension of time for Use Permit U17 -70, granted June 16, 1970.
The use permit allows the applicant to provide and sell gasoline pro -
ducts as an accessory operation to a proposed automatic drive -thru
car wash and automobile repair center to be located at 420 Petaluma
Boulevard North.
The Planning Director informed the Commission site design approval
10 for the proposed development was granted by Board of Zoning Ad-
justments on June 1, 1971, at 3:00 p.m.
Res. U23 -71, granting one year's extension of time, was introduced by
Comm.; Waters, seconded by Comm. Cerini, and approved unanimously, sub -
ject the conditions of approval listed on U17 -70.

USE PERMIT

Res. 16 -71, recommending to the City Council adop-
tion of a Development Policy for the City of Peta-
luma, was introduced by Comm. Waters, seconded by
Comm. Cerini, and passed unanimously. The reso-
lution incorporates the changes proposed as a re-
sult of the public hearings held by the Planning
Commission on May 18, 1971 and May 25, 1971.
The Commission continued the public hearing for a
use permit filed by Westgate Realty to allow two
multi - family dwelling structures (with three dwel-
ling units in each structure) to -be located in a
transitional zone at 508 Kentucky Street. Con-
sideration of this matter was continued from May
4, 1971, to allow the applicant time to redesign
the parking and driveway layout. The revised plans
tstar:�_: installation of laminated beams to
carry the second floor load over the covered park-
ing areas. This would eliminate four supporting
....posts and open up the maneuvering area to some
extent. Mr. McCvern recommended serious consi
deration should _< be given to locating all the

which should provide adequate area for driveways,
maneuvering and parking, and would avoid any future
problems of separate
In view of the unworkable; plan and the
need for further redesign to eliminate the over-
crowded arrangement., the' Commission continued the
hearing until June 15, 1971. (Motion introduced
by Comm. Hood, seconded by Comm. Brunner and passed
unanimously) Mr. Martin G.a'vrilo-ff, representing.
Westgate Realty, and Mr.'Ron Hardy, developer,
were present and voiced no opposition to continuing
the hearing to June 15, 1971.

MT. VIEW ESTATES The Commission considered the tentative map for
TENTATIVE MAP Mt. View Estates Subdivision filed by Camille En
RES. 17 =71 terpr -ises. The subdivision as proposed would con -
tain 21 lots and will be located on Mountain View
Avenue., approximately two blocks south of Grant
Avenue., Mr. .McGvern read 10 conditions of appro-
val re:commended „by the Subdivision Committee.
The Commission discussed the grading, topography,
and other. aspects of the proposed subdivision and
concluded these items were covered in the conditions
- of approval. Mr. Milton Hudus, Engineer represent-
ing the developers was present. Res. 17 -71 ap -.
proving the tentative. map of'Mountain View Estates,
subject to the 10 conditions of approval as recom=
mended by the Subdivision Committee, was introduced
by Comm. Hood, seconded by Comm. Waters, and passed
unanimously by all members present.
ROLLINS 8UB`D. 'The Coinmis'sion • reviewed the final map of Rollins
FINAL MAP Subdivision located °on Magnolia Avenue. Mr.
RES. 18 - McGivern read a letter from the Director of Public
Works, stating the map complies with all the re-
quirements, of the law and is substantially the
same as the tentative map approved by the Planning
Commission. However, Mr. Young stated he did not
sign the final map s'i;nce the i mprovement plans are.
not acceptable and the matter will be referred to
the City Council as a condition of the Subdivision
Agreement.
A motion, approving the final `map as s- ubmitted., -
was introduced by Comm. Cerini, seconded by -Comm.
`Waters, passed unanimously.
