STABLISHMENT OF ZON:1N!a, DISTRICTS FOR PETALUMA NORTH ANNEXATION #3 V­ A — T rTro Public hearing for establishing zoning district for Petaluma North An- nexation #3 was held at this time. In his report, the Planning Director stated that when territory is annexed' _to the city, it is automatically placed in an R-1-10 or district until such time as a public hearing i,s held for establishing the proper zoning for the area in ques- tion. Mr. Byrd recommended that the area known as "Petaluma North An- nexation #3" be placed in an R-2-3000 zone or district. No objections were heard from the audlence. Resolution 170 recommending to the City Council that Petaliima North. Annexation #3 be reclassified from an R-1-10 zone or dis=trict to an R-2-3000 ' zone, or district, was intro duced by Comm. Popp,, seconded by Comm. Lieb and was unanimously passed by all members present. REZONE A.P. A-213-12-011- Keller Street) FROM AN R- 273000 ZONE OR DISTRICT TO AN R�M7ZT;b_.6 ZONE _OR DISTRICT. Public hearing was he to rezone 311 Keller Street from R-2-3000 to R-M-1,500. Since this parbel was mistakenly placed into the R 2 zone when the new Zoning 'Ordinance No.: . 662 N.IC.,Sa was adopted, this re- zoning was initiated by th•e Planning Commission. Resolution Z2-63, rec- ommending to the City Council that the proposed amendment to Zoning Ordinance No. 662 N.C.S. be adopted, was introduced by Comm. Lieb, seconded by Comm. Gatewood and was unanimously approved by all members present, TENTATIVE MAP APPROUAL MOUNTAIN VILLA SUBDIVISION #1 FILE NO, 171 f Tentative map approval for Mountain Villa Subdivision #1, was reviewed at this time. The Planning DiTect-or stated that the CityEngineer had submitted his report saying It conforms with h the subdivision ordinance except (1) Building setback 'lines are not shown. The subdivider states that tliese. lines will be shown on the Fina.1 Map and (2) Lots I through 9 have substandard depths. The subdivider states that a variance Is L ... requested-6 Mr. Byrd then read the report from the Subdivision Commit- tee. The Committee voted unanimously to recommend approval of the tentative map,, agreeing that the requested variance,s should be per- mitted along with approval of the map. Resolution 171 approving said tentative map was introduced by Comm., Gat:,ewood seconded by Comm. Popp and was unanimously approved by all members present. VARIANCE TO ALLOW SUBSTANDARD LOT SIZES FOR A.P. A-291-3 FILE JV6 -�634 The Commission reviewed variance application filed by Arnold Maier to -1 - d= 4:Petaluma City Planning Commission March 5, 1963 allow substandard lot sizes for A.P. #6 -291-3 (729 North Webster St.) • The staff report was presented by Mr. Byrd. No objections were voiced from the audience. Res. V6m63, approving the request was introduced by Comm. Popp, seconded by Comm. Gatewood and was unanimously approved by all members present subject to the following conditions: (1) The variance shall not become effective until the existing structure is removed. (2) A standard public street with curbs, gutters, and sidewalks.shall.be constructed for the length of the property at such time as the dwellings are developed. MT. VERNON DEVELOPMENT COMPANY, VARIANCE, FILE.NO. V7 =63 Variance request filed by Mt. Vernon Development Coe to allow a sub- standard lot width of 45 ft. or 733 Keokuk Street was reviewed. In his staff report Mr. Byrd stated that the.proposed lot split, which would result in this substandard lot width, will not-in any way have a detri- mental effect on the adjoining property. Mre Mitchell, representative from Edward Carpenter Engineering Firm, was present on behalf of the Mt. Vernon Development Co. Resolution V7 ®63, granting the variance, ,was introduced by Comm. Lieb, seconded by Comm. Popp and was unanimously passed by all members present subject to the following condition 1. The property owner dedicate additional right of wav slong Cherry Street to allow for future w1dening and improvement of Cherry Street as required by the Engineering Department. / MARTIN STINAR, VARIANCE, FILE NOe V8m63 J Variance request filed by Martin A. Stinar to allow substandard lot depths for Lots 1, 2, 3 in the lot split of A.P. #8453°°38 (Mission Drive) was reviewed. Mr. Byrd stated in staff report that the pro- posed lot splits comply with all the site requirements with the ex- ception of the depth but all lots do exceed 6000 sq. ft. in area. The chairman asked if any one wished to speak to the issue. No objections were voiced. Res. V8 -63, granting the variance, was introduced by Comm. Gatewood, seconded by Comm. Lieb and was unanimously passed by all members present. / EXTENSION OF TIME WITHIN WHICH TO FILE FINAL. MAP FOR LI DEL M AR V A' request was submitted to the Planning Commission by Marino Crinella to approve an extension of time within which to file final map of Linda Del Subdivision 7 & 8. Since this is merely a formality, Res. 172, granting the request, was intr'od'uced by Comm. Popp, seconded by Comm. Lieb and was unanimously passed by all members present. Mr. Crinella also requested an extension of time within which to file final map on portion of Linda Del Mar Subdivision 5, 6, 7. Res. 173, granting the request, was introduced by Comm. Popp, seconded by Comm. Lieb and was unanimously approved by all members present. /V V10 City Planning Commission March 5 9 1963 STUDY' TUDY OF LOCAL AIRPORT 0 The Planning Director reminded the Commission that when the Petaluma Area'General Plan was devised the airport situation had been left more or less open. In view of the fact that someone is considering a deal to buy the Petaluma Sky-Ranch and that expansion of the field could have an effect on a planned unit development at the corner of Ely Road and East Washington Street, this matter will be discussed at the next regular . meeting to be held on March 19 19630 V/ ADJOURNMENT :0 There being no further business to come before the Commission, the meeting was adjourned.
