Byrd, Director of Planning APPROVAL OF MINUTES 44 The minutes for the meeting of March 5, 1963 were approved as submitted. CORRESPONDENCE Mr. Byrd read a memo from City Mangcler Robert Meyer suggesting that the Planning Commission attempt to straighten out the confusion regarding street names. He particularly referred to El Rose, West El Rose, and the.Sunnyslope region. The Commissioners were presented with a list of street names in Petaluma for their review PJBLIC HEARING ON REZ. - )NING PORTIOn OF WILSON STREET FROM M -L to R -1 -6000 . ✓ Chairman Stanley opened the public hearing for said request by asking Mr. Byrd to give the staff ,report. Mr. Byrd concluded his report by stating that the exi,s: land use conditions indicate that the present district boundaries we >re ill drawn in relation to existing con- is ditions. In addition, the proposed change is not contrary to the future land use indicated by the General Plano Chairman Stanley invited any- one from the audience to speak. Mrs. Rider, owner of property located at.341 Wilson Street, expres °sed concern over the effect it might have on her property since it contains a beauty shop operation. Mr. Byrd informed her that the present zoning, M -L, is more restrictive than the proposed rezoning. .(In fact if her building were destroyed by more than 50% of its assessed value, the structure could not be replaced and only an industrial use would be permitted.) Mr. Belmer was also present on behalf of his application.. Res. Z3 -63, recommending to the City Council that the rezoning be granted introduced by Comm. Popp, seconded by Comm. Gatewood and was unanimou-sly passed by all members present. VARIANCE APPLICATION, FILE NO. V - ®63, FILED BY GEORGE KECK ✓ The Commission reviewed variance application filed by George Keck to allow a 3 ft. sideyard instead of required 5 ft., located at 705 Marin Way. In his staff report Mr. Byrd stated that the existing structure was built at a time when the ..required side yard was only 3 ft. and a standard size car could not be parked in� the carport if the 5 ft. side- yard were requ,.i "red.
