TROY FORTNER, USE PERMIT., FILE U9-63 v Chairman Stanley opened the public hearing for use permit application filed by 'Troy Fortner to construct multi-dwelling units in _a transi- tional district located at 401 - 4th Street, , In his staff report Mr. Byrd recommended approval of the use, permit based on a number of conditions (made part 'o o f the use permit and on file with same.) Chairman Stanley askedtif any one In the auddence wished to speak. "Mrs. George Ludlow, 406 Petaluma Boulevard South, asked several questions relative to an existing fence on the property but in gen�raZ was in favor of the proposed use. Chairman Stanl:ey asked Mr. Fortner if he ful.ily understood the conditions as stated by Mr. Byrd. Mr. Fortner answered in t-he affirmative and agreed to same., whereupon Res. U9-63, granting the use permit was introduced by Comm. Popp, seconded, by Corona Lieb, and was unanimously .passed by a.11 members present,, subject to the conditions as stated in the use permit. RIVER PARKS SUB'DIVISION.JENTATIVE MAP APPROVAL", FILE NO. 1 The Planning Commiss ion, reviewed the tentat1ve map filed by Tornell., Malone & Hawkins for RTver Park Subdivlsioh 'to be located on Petaluma Boulevard South. A detailed report Was ' pretented by Mr. Byrd in which he noted that said subdivision must comply with two sets of regulations: those of the subdiv1s1bn ordinance and those of the zoning ordinance with respect, to the, planned unit deve.lopment provisions. In his report Mr. Byrd also read a list of defic,iencie noted with regard to same. A report from the City Engineer and the 'Sonoma 'County Flood Control District was also read and f iled. Mr,. To�r'nel I and Mr. Albritton,, engineer, were present and stated that they saw no difftculty in com- p.ly'in the conditions mentioned in the report by the Planning Director� whereupon Res. 179, approving said tentative map, (based on cQmp,I with conditions set,forth in the Planning Directorvs report) was lhtroduc by the following vote: Ayes. Lieb, initiated by the Planning 'Commission,-to allow 0 sideyard and 5° rear yard setbacks for the proposed building to be located a:t 410 Petaluma -i- Petaluma City Planning Commission June 18, 2963 Boulevard South. Mr. Byrd presented a favorable staff report but recommended a five foot si defy ard In lieu of 0 ft. as requested. Mr. George Ludlow, residing next to this parcel, also expressed concern about the 0 Q. sideyard as requested by the applicant. Resolution V16-63, granting the Variance (allowing a 5 2 rear and a Meyarl '" was introduced by Comm. Popp, seconded by Comm. Gatewood, And was'approvQ by the following vote; Ayes'. Gatewood, Popp, St;njey; Abstain1hy! Weby Absent; Solomon. PUBLIC HEARING FOR ZONING OF PETAQMA.N%TH ANNEXATION Al The Commission set July 2 as the date for the public hearing for establishing zoning districts for the newly annexed territory to the City of Petaluma as Petaluma North Annexation Number 4- JOINT STUDY BETWEEN_ THE CITY AND COUNTY TO PRECISE MASTER PLAN Mr. Byrd informed the Commission that he had written a letter to jack Prather, Director of Planning for the Sonoma County Planning Commission, proposing a Joint study sigslion between the County and City Planning Dept . to review the Master Plan in the fringe arOas Of the City of Petaluma ir , Chairman Stanley requested Mr. Byrd to inform the City Manages.
