RESOLUTION 181 AMENDMENTS TO ZONING ORD1fNA 662 NX.S.
The Planning Director,reviewed the revisions deemed necessary to the
zoning ord.1nance.. following a ' six months' experience with same.
This being a public hearing., the, chairman invited anyone In the audi-
ence to speak either for o•r against the proposed revisions. No pro-
tests were voiced. Res. .181, 'approving proposed amendments to the
Zoning Ordinance and recommending to the City Council Its adoption,
, was introduced by Comm. Lieb, seconded by Comm. Popp and unanimously
approves.

Public hearing for ;use permit application filed by Troy Fortner to
allow multiple dwelling un-its in a transitional area located at
407 - 4th Street,, was held at this time. Mr. Byrd presented his
staff report and recommended approval of the application subject
to several conditions. Chairman S ' ta:nley invited anyone from the
audience to speak. Mr. Troy Fortner spoke briefly regarding the
matter and stated that all conditions listed 1n the Planner,''s rev

mended by Mr. Byrd, The chairman informed Mr. Tornell, that at such
time that the subdivision - is further along and R-2 is deemed feasible
for these two lots, the reque.st to have it changed to R-2 would be
taken under advisement at that time... The Planning Director also read
the report from the amity Engineer and Park & Recreation Director
listing their recommendations. All -reports are made part of the reso-
lution and filed therewith. Res, 184 approving said tentative map
(based on the reports submitted) was introduced by Comm. Popp, second-
ed by Comm.. Qat and'was passed by the following vote* Ayes:

The Planner pres:en.t,e.d the staff report, Mr., Byrd called attention
to the fact that trafTic conge,sti . on would result from this type of
use on a heavily travelled major street. In view of' the fact that
commitment to allow this type of use at this location was given at
the time the original use permit waos, issued, Res. IJ12-63., granting
the renewal, was introduced by Comm. Popp, seconded by Comm. Gatewood
and was passed unanimously by all members present subject, to condi-
tions listed in the orziginal Use Permit.
'Variance application f1led by The Methodist Church to allow a re-
duction of required offstreet parking spaces for proposed addition
of classrooms t built at 420 "b" Street. In his staff report.,
Mr. Byrd recommended approval of the variance in view of the fact
tha` no add-Ltona.1 traffic will be generated and the existing struct-
tires on the site restrict the area available for offstreet QV.rklng.
Mr. Mee, minister of the church, was present and spoke In behalf of

by Comm, - J-. - L'eb, seconded by Comm. Popp and passed by all
members present subject to the conditions listed In the staff report,
made part of the resolution. An oral res.o_ giving architectural
approval for the ad�d.itlon was introduced by Comm. Lieb, seconded by
Conan. Popp and was passed unanimously by a2l members.

The Commission reviewed variance application filed by Moreland &
LawwIll to all-ow a substandard area lot in the lot split of A.P.
#6 Iodated on,317 Bodega Avenue. - The Planner presented a
favorable staff report. Mr. Ben Miller, 309 B.odega Avenue, asked
several questions of the Planner relative to the size & shape of the
proposed new parcel. Res. V19-63, granting the variance, was intro-
duced by Comm. Lieb, seconded by;Comm. Gatewood and unanimously passed
by all members present subject t.o the conditions listed in the Plan-
ner's report, made part of the resolution.
ARCHITECTURAL APPROVAL FOR ALTERATIONS TO AN EXISTING BUILDING LOCATED
ON 209 PETALUMA BOULEVARD SOUTH;.
Plans were submitted by Allred Bell'uccl & Lucy Webb for architectural
approval of proposed alterations to the existing building located at
209 Pet. Blvd. So. for the purpose of establishing a real estate.o.f-
