Regular meeting of the Petaluma City Planning Commi.ssion held on No-

APPROVAL OF MINUTES - the minutes for the meeting of Nov. 5. 1963 were
approved as submitted.
CORRESPONDENCE - No correspondence was received but Mr. Byrd Informed
the Commission that the City Engineer and he were investigating the pos-
sibility of having precise aerial photos to work.with in conjunction with
the future development plan for Washington Street..

Variance application filed by'Leon Fortner to allow an 8 ft. front yard
setback from curb line, locat ' ed at 24 Rraine;rd Way, was reviewed. A
favorable staff report was prezented by the Planner (made part of the
permanent file). The chairman invited'anyone from the audience to speak
regarding the request.. No obj ections were voiced; whereupon Res. V30
granting the variance,, was Introduced byComm. Cavanagh, seconded by
Comm. Gatewood and passed by all members present subject to the condi-
tions listed on the resolution.

The Commission reviewed' variance app1i.catton filed by W. J. Decker, Sr.
to allow a substandard front yard & substand.ard rear yard of 10 ft. &
5 ft. respectively located at,4 S Inhis -staff report,
Mr. Byrd stated that a rea physical hardship exists in-the development
of this lot because_ its length lies para,l - leJ to Cherry Street, creating
a depth of approximat-ely % ft. thereby making it Impossible to develope
said parcel In the normall manner. Mrs. W6rden,(729 Keokuk St.) Inquired
whether any provisions had been discussed regarding a right®of-way be-
tween Mr. Decker property and her's. Mr. ,Byrd 1nPormed her that Mr.
Decker did own the property fn question and Intended to make provisions
for additional R/W.

A motion was Introduced by Comm. Cavanagh,,. seconded by Comm. Gatewood
and passed by all present approvi,ng . the site.1die'Srign. for the proposed
re.staurant to be constructed northwest of the Denman Interchange based
on the followlng conditions:
1. Prior to acceptance of the. plan the proposed access be approved
by the City EngTneer and City P'- fanner.
20 All parking; provisions Vith the Zoning Ordinance must be com®
plied with.
3. Any signs located on the-structure must comply with the sign
section of the Zoning Ordinance.

4. A landscape plan shall be submi-tted to the,Planning Director
indicating general location of plants. Plant species must
be approved by the Planning Director prior to the granting
of a building pe=lt.
5. The access to the site shall be Improved as required by the
City Engineers
NOVAK SUBDIVISION REVISED TENTATIVE MAP APPROVAL V
The Commission revIewed the revts.ed tentative map ptesented for Novak
4 Subdivision. The Planner read a report from the City Engineer (made
part of the permanent file'),. Mr6 Jim Mitchel.1 (from Ed Carpenter Civil
Engineering firm) was present in behalf of the applicant. A short dis-
cussion was held regarding street names fog the subdivision. Res. 191
approving the revised tentative map was introduced -by Comm. Gatewood,
seconded by Comm. Cavanagh and passed unanimously subject to the condi-
tions listed. on the resolution.
