The Commission ,reviewed the tentative map of Terra Vista Knoll Sub-
division filed by Paul E. & Eleanor M. D e (root. The Planner read
the -report of the City En which listed exceptions to the sub-
division ordinance...M.r.. Byrd presented his,staff report. Both re-
p6rt,s are part of the permanent tecord.." Mr! Marshall, representing
Mr. & Mrs. :De Gro,ot., informed I the Commis,s.lon that he.fully under-
stood the'. c.ondlt' Ions outlined In the re s. Res. 194, approving
the t:entat I've - map 'of Terra'. Vista Knol,l SVbdiv.i§16n, way - introduced
by Comm Popp, seconded by Comm.-Stanley, and passed by all members
present subject to the conditions stated In the resolution.

.Res. 1959 granting ant1me extension of one ,year within which to
file the Map of No San Francisco Bay Industrial Park Sub-
division, Unit No. 2,as requested by James B. Morehead, was Intro-
duced by Comm. Stanley, iseconded by Comm,Cavanagh and passed by
,all members present.

The Planner gave a detailed report on the of establish-
ing an R-1-8000 zone. The proposed zone would ,apply principally to
h4llside'lot�s where 6 ft. lots are Inadequate for building
sites and 10 sq. ft. lots would con&t.itute an excessive require-
ment. Mr. Byrd informed the Commiss,lo.n that the Flianning Depart-
ment Is In the Ptoc;Oiss of 4evelop.ing a hillside dia subdivision ordinance
which will c!on,f,o,rm with the 8 :sq'. ft, lot requirements. The
Commissioner' s concurred with the Planner ls recommendation. Res.
196 adding said zone t:o the'Zonl,ng Ordinance, was 'introduced by
Comm. Popp, seconded by Comm. Stanley, and passed by all members

REVIEW OF PROPOSED , CHERRY VAILEY. SCHOOL SITE
William F.. Sacke.s, of the W. F. Backes Construction Co., Inc. ap-
peared before the Commission to present their tentative plans for
a Planned Unit Development to be located, on the southeast corner
of the East Wathl.ngto,n St. - Ely Road Inte-nsection'. Mr. Byrd pre-
sented a staff report indicating;-the general development proposals
for this property and also listed the data and information the ap-
plicants must furnish In order to comply with the city regulations.
The Commissioners indicated they would look favorably upon such a
development at such time as the plans are presented.
The Planne:T submitted a new street plan for the Cherry Valley School
Site for the Commission's approval. The tep stated that the new
pattern is an improvement; over' the original street plan. A motion,
was Introduced by Comm'. -Popp, ,seconded I by Comm. Gatewood and passed
by all members present app' the r'ev1sed development plan
for the Cherry Valley .School Site as presented by the Planner. A
letter -regard1hg same will be forwarded to the Petaluma School Dis-
trict.
REVIEW OF BOUNDARY FOR PROPOSED REZONING TO R-1-10 V
The Commission established the boundary for the proposed rezoning
of certain land in the Schuman Road - Magnolia ,Avenue area from an
R-1-6000 zone to an R-1-1 zone. The Commi.ssion ordered said
proposed zoning change to be published and -s'et public hearing
for their next meeting to be held on January 1. 1964- Mr. Byrd
noted that exceptions should be granted to developers within the
rezoning area who have already developed their tentative subdivi-
sion plans.
CHAIRMAN DIED IS RESIGNATION
The chairmanship of the City Planning Commission was turned over
to Comm. Ciatewood at this time Comm. U,.�eb in formed the Comm. that

serve on the Commission,any longer. The Commissioners expressed
regret over his I eaving.
