The proposed office and administrative complex is, the second step" of a,thlree stage office/ convalescent hospital /multiple fami y development which the applicant proposed when originally re- questing prezoning and annexation.. Mr Frank La- Pointe of : S.unco - Development Corporation appeared before the Comm°iss;ion.in support of the application. Res. U14 -63, approving the use permit with conditions as stated thereon," was introduced by Comm. Fostmeier, seconded':by Comm.. Perry and passed. T.RAVERSI- The Commission reviewed the, vartian`ce.application MacKENZIE filed by D. Traver:si & G. MacKenzie to allow a 5 ft. °> FILE V13 -67 front yard setback for a proposed new office building to be located at 35 - 5th Street:. The staff report" recommended that-the applicant move the structure bank an additional 8 ft. and omit two parking spaces located directly in back of'"the structure to allow better aceess*to the parking area at the rear of the lot,. Mr. Traversi was present and, explained to the Commission that the variance was requested in order to provide, the offstreet parking in the rear rather than set the structure back on the lot and the park- ing spaces" in front. In addition, the substandard lots in the block would in all probability require variances wYien :commercial development takes place and the nonconforming residential structures are demolished and, this could possibly place their new building "in a 'hole." Mr. Tr-avers,' also pointed out that two relatively new s't-ructures in the block are located directly on the 'sidewalk. Comm. Robert Koenitzer moved for denial of -the Variance but his motion died for hack of a second. Following further discussion, a motion, approving - the variance as applied for, was introduced by Comm. Perry, seconded by Comm. Fostmeier:, and passed by the following vote: Ayes: Fostmeier,, Perry,,Styles: Noes: Koenitzer; Absent: Battaglia.
