The Regular Meeting of the Planning Commission was held July 2)+, .195 0
in the Council Chambers, City Hall.

The minutes.of the previous meeting were approved as mailed out.

This being the time set for a public hearing,
the Chairman called 'f protests and as the Com-
missi could see no objections and there were
'no protests to granting the varis�nce, a resolution
was introduced by Commissioner .��inne and seconded
by Commissioner Arfsten approving; the variance
and recommending its approval by the City Council.

Mr. Hansen appeared -at the me'ea -ng and
asked the opinion of' 'the Commission. He
has a lot on Edith Street-which ha a
fronta:gb of 54 ft'. and a depth of 189 ft.
on which he has one dwelling. He wants to
build a' small residence,, 21x 20, on the
back of his lot,. 'His lot is , in an R -1 zone
but is bordered by an R -3 zone in the rear.
A long discussion was held regarding whether
it would be mere deairable to subdivide or
whethe=r a; variance should be required. - It
was d:e_cide.d that for everyone concerned;, a

Mr. Hansen was satisfied with the decision
and said he would make application for a
variance in the. near future.
Mr. Stinar has a piece of property on MARTIN A. STINAR,
Mission Street. There is only one house
on this block. One house is on the corner
of Nit. View and Mission and the sideline
setback is 5 ft. 'on,'Nlission. Street. The
house on the other side of him has a 20 ft.
setback. Mr. Stinar asked the Commission
if it would be possible for him to set back
12 112 ft ;, there being only one lot on the
block.
After studying the Zoning Ordinance., Mr. Brooks
said a variance would be necessary fur such an
arrangement. However, the Commission gave
Mr. Stinar their assurance that a variance
would be granted if he made application. In
the meantime, they asked that he talk over
his problem with his neighbor, Mr. Rodgers,
in order that he might be aware of. hi.s action.
Mr. C. F. Frey was present at the meeting.
He has a lot at the end of Oak Terrace. He
has started building under a California
Veteran's moan. However,, because he does
not have an improved street in front of his
property, his loan has been discontinued
until. such .a street is provided.

A letter from Mr. Rosenbloom explaining
more in detail, the two homes he wished
to build, was read. ,

After further 'study, the Commission directed
the clerk to write to Mr'. Rosenbloom telling
him that his property is zoned R -1 and as
far - as the Commission is concerned, he must
comply the Zoning Ordinance which says
that only single family residents can be built
in an R - -1 district.

filing.

Chairman De Luca said there are several
things the Commission should be giving;
consideration to. Both the Commi.s:sion and
Mr. Krause felt the Commission should give
immediate consideration to their choice for
a location -for the new City Hall. -It was
decided to hold a special luncheon meeting
for the purpose of this discussion.
Mr. De Luca suggested the Commission meet
with the owner of the old Telephone Building
to discuss a possible arch -way being built
through there for future access to proposed
pa.rking lots on Keller Street.. As this is
not a Commission problem, several
of the members have decided to meet with the
owner and discuss the p-robl.em. It will not
'be a Commission meeting..
CITY PLANNING
Mr. Krause said the Commission should recommend
areas to be improved and areas where sewer
work should be done.' .
Also, Mr. Krause said 25 new street lights
will be installed each year and it should be
the duty .of the Commission' to find the best
location for these lights.
He also said the Commission should give
consideration to the next .garbage contract;
suggest rates, frequency of pick -lips, etc.
C.ha.irman De Luca asked the clerk to mail a
list of all the re,gnested changes in zoning
which were received at the Public hearings
on Zoning to each of the Commissioners..
Consideration will be given to these requests
at the next Commission meeting.
The meeting was adjourned at 10: Lk5 P.M.
