The subdivision received tentative map approval on August 4, 2003. On April 5, 2004, the City Council approved resolution 2004 =043 therein authorizing the developerr to commence rough site grading prior to final.map approval. Resolution No. 2004 -102 approving4he phase, I final map was approved by the City Council on June 21 2004. ,Rough grading for the project has been. completed. Phase I utility and infrastructure improvements are currently under construction. The City Council also approved resolution A ppeal 'by Delco Builders of the Site. The City of Petaluma Municipal Code and State Subdivision Map..Act allows for phasing f nal reaps, if the approved tentative map clearly indicated the proposed phasing cheme. The approved tentative map for. the�project,clearly in two distinct final map phases. ' ALTERNATIVES : Disapprove the Phase tI fnal .map,.Section 66458(a) of the State Map Act states that the City Council. shall ,approve id, f nal map rf `it. conforms to all the requirements of the map act and the local subdivision ordinance app licable at, the time of approval or conditional approval of the tentative map - and any'rulings made,thereunder. If 'the final map does not conform, the City Council shall disapprove the 0- map. i 4. FINANCIAL. IMPACT9'. The,developer has posted bon estimated ed to be $j,086,844.00. SUBDIVISION 9 10 WHEREAS, the Community Development Director and .the City Engineer have reviewed the 11 Phase II final map, 'of the.. Stratford Place /Gatti Subdivision and have reported it to be in 12 conformity with the Subdivision Ordinance, and such report s have been forwarded to and 1 "3 reviewed by this Council, and; 14 •' 15 : WHEREAS th& certifications required by law have been 'endorsed on said map,; .and, • '1;6 ` 17 WHEREAS, this Council finds that the'Phase IT final map conforms to the requirements of this 18 City's Subdivision Qrdinance and is­ consistent with, and conforms to the general plan for the 9 area; and, 20 21 WHEREAS, this Council: finds.
