Sweed School Townhouse.Planned Unit District
PURPOSE & ESTABLISHMENT
The Philip Sweed Schoolhasbeen recognized,as a Significant Petaluma Historic Resource and it is the intent of this
Planned Unit District to-renovate, and adapt the • school building to housing and develop, the site with (14) residential
townhouses:. Development of this siterwill bean accordance, with the approval'by P.etaluma's City Council of a Unit
Development Plan, Tentative Map and Final Map, to show the, reuse °ofthe existing�school building, internal
design of the district, the, interrelationship uses, and their relationship to 'the site.
The Planned Unit District will be established with provisions set,forth'herein. The site consists of 31,906 SF with
the General Plan designation of UH= Urban;High (10.1 15 du/ ac). The .General'Plan allows the increased density of

and approval

HEIGHT REGULATIONS
The existing principal bulding,stands at 38 ft. above grade and no additions shall extend this height.

No accessory building, shall exceed 15 ft. in height, except as provided in_ section 24-100 (Ord 1962 N.C.S,

The site will consist of 1 - 14 townhouse "s" 'with lot sizes not less than 900 square -feet,nor larger than 3,750
square feet., Lot configuration of each townhouse fee simple area will be in, accordance with,recorded,final
map.
The Unif Development. Plan and,Final Map shall describe individual use and enjoyment areas as required ,
for each °individual unit; Each unit shall have privat6usable: open outdoovspace,:noHess than 70 square
feet per unit. All other open space areas! shall - be maintained by the HOA.
The maximum coverage for each Lot may be .up to 100% ;
Buildings, shall `,be located as shown on the approved Unit Development Plan., No front; side; or rear yard

Parking spaces shall, consist of "uni'-stall” size of 8.5' x 19' which may include up to 2 ft of landscaped
overhangand .garage panting spaces as shown the Unit Development Plan.

Changes in the :Unit. Development Plan shall be made in accordance with Petaluma Zoning Ordinance
1072, Article 19A.
MINOR MODIFICATION
Should an individual desire, exterior modifications to his unit such as a deck exchange or painting, the
applicant must first. acquire, HOA approval and then make a submittal to the�City of Petaluma for approval
by the Community Development Director.

Any use or development standard not =add_ ressed.herein shall -be subject to the requirements of the City of Petaluma

consistent with the intent of the:�SweedSchool Townhouse PUD Guidelines.
