NOTES TO PLANNER,
Site plan proposes numerous trails and. trail connections, presenting an opportunity for- safe and'scenic
circulation.
The roads and trails within the development should follow the contour of the terrain. ,Houses should also
be built to accommodate the terrain.
PPBAC commends the applicant for redesigning "this project,to preserve more trees.
All proposed' trails shall be multi -use. (which includebut are.not,limited to pedestrians, bicyclists, and
equestrians) and constructed with decomposed granite. .
Maintenance of signs and trails shall be financed through a, funding mechanism between nthe °property
owner and the Parks ,and' Recreation Department.
Through- Te / Pedestrian Access
1. Applicant shall dedicate public easement and construct a multi -use trail from the
hammerhead between lots 34' -35 and across lot 34 for access to Country Club property.
2. Applicant. shall construct,a 10 foot.multi -use trail on public water main easement. between
dots 35 and.37 for access to Dutra property:
3. There shall,be a multi' -use trail connection atthe southernmost part of multi-use trail in
Parcel B into City of Petaluma lands. City shall:remove fence separating Parcel B open
pace from existing City. of Petaluma open space.
4. Applicant`ahall provide public access'to'its property', line so that; when theneighboring
parcel develops, there will be a direct connection from the following three rstub-out streets:
a. Jacqueline "Lane between lots 42 and 43.
