Avenue /1111 Gossage Avenue 7 APN 048 - 141 - 012/048- 132 -027 8 ANX00001, TSM00002, PRE00011, PUD00006 9 10 1. That the Tentative, Subdivision. Map as conditioned, is consistent with the provisions of 11 Title 20, Subdivisions, of the Municipal Code (Subdivision Ordinance) and the State 12 Subdivision Map Act. 13 14 2. That pursuant to Section 20.1.6.420 of the Subdivision Ordinance, a written report of 15 recommendations on the tentative reap in relation to the public improvement 16 requirements of the Subdivision Ordinance and the provisions of the California Map Act 17 has been submitted by the City Engineer. 18 19 3. That the proposed subdivision, together with provisions • for its design and improvements, 20 is consistent with the General Plan, and will not be detrimental to the public health, 21 safety, or welfare. A General Plan amendment was granted to change the designations to 22 allow for the proposed development. Adequate public facilities will be installed, 23 including roads, sidewalks, water, sewer, storm drains and other infrastructure, which 24 will be beneficial to the public 'health, safety and welfare. In addition, an approximately 25 8.28 acre site will be. °dedicated to. the City for parkland in conjunction with the 26 development. 27 28 4. That the site is physically suitable for the density and the type of development proposed. 29 The project is compatible with surrounding uses. Homes on the Magnolia Avenue site 30 have been clustered to avoid the steeper slopes and to maximize the amount of open 31 space to be dedicated to the City for parkland. 32 33 5. That reasonable public access on public roads is provided for the proposed lots. Magnolia 34 Avenue is a public street, which, in conjunction with the development, will be improved 35 to provide additional vehicular, pedestrian and bicycle safety with sidewalks, curb and 36 gutter. In addition, a roundabout is to be installed in Magnolia Avenue that will slow 37 traffic and provide a safe crossing for pedestrians.. 38 39 6. That the design of the subdivision and the proposed improvements will not cause 40 substantial environmental damage, and that no substantial or avoidable injury will occur 41 to fish or wildlife or their habitat. An Initial Study was prepared indicating that there 42 would be no significant, unmitigatable environmental' impacts. 43 Page 6
