tIO RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP OF TC
PETALUMA VILLA SUBDIVISION'
INTRODUCED BY COUNCILMAN Jack W. :Cavanagh, Jr. and
SECONDED BY COUNCILMAN William, A. Perry, Jr. at a
Regular Meeting of the City Council of the
City of Petaluma, on the 3rd day of July . 19 7 8
WHEREAS, M.L.S. Development Corporation , as owner(s) and
Subdivider(s) has/have filed with this Council a tentative map propos-
ing to subdivide land within this City to be known as Petaluma Villa
Subdivision ,, and have paid all required filing fees; and,
WHEREAS, the City Engineer, the Director of Planning, the Sonoma
County Water Agency, and the Planning Commission have examined and re-
viewed the same as required by law and all reports, recommendations‘,
and comments thereon have been forwarded to and considered by this
Council at its held on June 20, 1978
NOW, THEREFORE, BE IT RESOLVED that this Council hereby finds
as follows:
1. The proposed subdivision, together with provisions for its
design and improvement, is consistent with the General Plan.
2. The proposed subdivision is compatible with the objectives,
policies, general land uses, and programs specified in said. General
Plan.
3. The site is physically suitable for the type of develop-
ment proposed.
4. The site is physically suitable for the proposed density
of development.
5. The design of the Subdivision and the proposed improvements
therefor will not cause substantial environmental damage, and no sub-
stantial or avoidable injury will occur to fish or wildlife or their
habitat.
6. The design of the Subdivision.:and the type of improvements
will not cause serious public health problems.
7. The design of the :Subdivision and the type of improvements
proposed will not conflict with easements, acquired by the public at
large, for •access through or use of property within the proposed sub-
division.
8. The discharge of waste from the proposed subdivision into
the existing community sewer system will not result in violation of
the existing requirements prescribed by the Regional Water Quality
Control Board.

.. • PETALUMA VILLA SUBDIVISION - TENTATIVE MAP
CONDITIONS ,
1. The subdivider shall comply with Subsection 22.7.700 of the Petaluma
Subdivsion Ordinance pertaining to tree :planting requirements.
2. All streets shown within the boundaries of the Tentative Map shall be
improved in accordance with the City standards as required by the City
Engineer, including all street name signs, stop signs, etc.
3. The street names indicated on the Tentative Subdivision Map are strictly
tentative and are subject to checking and revision by the Police Depart
ment, Chief Building Inspector,_ and final approval by the Planning
Commission.
4. All public improvements and easements Shown will be subject to future
review when the improvement pians are submitted to the City for approval.
5. At least thirty days (30) prior` to the recording ,.of the final subdivision
map, the applicant shall submit to ;the = PlannngDepartment. the , covenants,
conditions, and restrictions to be recorded .'to.demonstrate to the satis-
faction of the ➢epar`tment -that the total. projec.t will be developed and
maintained in accordance with the intent: and purposes of the development.
6. Fire hydrant containing single 22" by.42" outiets'with,a 1,000 GPM fire
flow at 20 psi shall be installed in locations specified by the Fire Chief
in front of Lot #27.,

7. The findings of. the supplemental Negative Declaration, dealing with drainage,
noise, and archaeology, shall also be conditions of the Tentative Map.
8. The Tentative Subdivision Map shall be revised prior to submission to the.
City Council to reflect the changes required by the Planning' Commission.
9:. The size of Lot. #15 may be reduced from .6,,5,00 square feet to 5,180 square
feet if additional land area cannot be required,and -added to the lot prior
to the final map:.

10. The applicant shall comply with all other .applicable City regulations.
