WHEREAS, ,7:nae Sousa as owner(s) and
Subdivider(s) has/have filed with this Councila tentative map propos-
ing to subdivide land within this City to be known as Sousa
Subdivision , and have paid all required filing fees; and,
WHEREAS, the City Engineer, the Director of Planning, the Sonoma
County Water Agency,,, andthe Planning Commission have examined and re-
viewed the same as required by law and all reports, recommendations,
and comments thereon have been forwarded to and considered by this
Council at its meeting held on August 21, 1978 ,
NOW, THEREFORE, BE -IT RESOLVED that this Council hereby finds
as follows:
1. The proposed subdivision, together with provisions for its
design and improveme_'t,, is consistent with the General Plan.
2. The proposed subdivision is compatible with the objectives,
policies, general lan, uses, and programs specified in said General
Plan.
3. The site'is physically suitable for the type of develop-
ment proposed.
4. The site is physically suitable for the proposed density
of development.
5. The design of the Subdivision and the proposed improvements
therefor will not cause substantial environmental damage, and no sub-
stantial or avoidable injury will occur t. fish or wildlife or their
habitat.
6. The design of the Subdivision and the; type of improvements
will not ea'use serious public health problems.
7. The .design of the Subdivision and the type; of improvements
proposed will not.conflict with easements, acquired by the public at
large, for access through or use of property within the proposed sub-
division.
8 The discharge, of ,was,te from. the proposed subdivision into
the .existing community sewer system will not result in violation of
the existing requirements prescribed.by the"Regional Water Quality .
Control. Board.

BE IT FURTHER RESOLVED, based on the findings set forth
above, that the above referred to tentative map (Exhibit."A")
be, and -the -same is hereby, approved subject to the conditions
set forth in Exhibits "B" and "C" attached hereto and incor-
porated herein as if fully set forth.

CONDITIONS

The subdivision shall comply'with Subsectionl2_7.700 of the.Petaluma
Subdivision Ordinance requiring street trees to be planted.
3.
All Engineering'Department requirements as described in the report from
City Engineer, David: A. Young, to Planning Commission, dated July 10,
1978, attached„ shall be complied with.
4.
At least 30 days prior to the recording of the final subdivision map, the
applicant shall "submit to the Planning Commissionthe covenants, condi-
tions, and restrictions on the subdivision to demonstrate to the satisfac-
tion of the Commission that the total proj'ect'wll be developed and
maintained in accordance with the intent and purposes of the development.
5.
The fire hydrant shall be located as shown on the,Tentative Map and contain
a single 22" x 42" outlet with 1000 GPM fire flow at 20 psi residual, as
required by the. Fire Department.
6.
The Tentative Subdivision Map shall be revised prior to submission to the
City Council to reflect the conditions required by the Planning Commission.
7.
The applicant shall,comply with all other applicable City regulations.

Subject: Tentative Map 7 Sousa Subdivision
Dear Sir:
Section 20.16.420 o -f the City. Code specifies that the.'City Engineer
shall prepare a written report of recommendation' the tentative map
in relation to the public,iinprovement,requi-cements of the Subdivision
Ordinance and the provisions of the State Map `Act._
1. Amore complete grading plan should be shown on the Tentative Map.
This plan should, show:
a. Proposed grading on Magnolia Avenue:
b. Swales on each lot to provide Class A drainage.
C. A drainage system on the westerly side of :Lot 15 to drain Lot
16.
2. The Tentative Map should show an easement on the westerly side of
Lot 15 to accommodate the above storm.drain.
3. The storm drain easements and ditches serving Lots 6 through 10 and
on Loa 1,6 -to serve Lots 1,1' through 15 should be shown as private
easement on the Tentative Map .
4. The Tentative Map should show a -public storm drain easement across
private property on the northerly side of Magnolia: Avenue to provide
for the storm drain 'connection to the creek. f

5. The Tentative Map shou', show provis onto sewer Lot 16(i.e.,
sanitary sewer easement).
6. The Tentative Map should show water, service to Lot 16 (i.e., water
:a main easement),. Note: All houses constructed a'b'ove Elevation 180 -
on Lot 16 shall have.,a water pressure system in for each unit
to maintain adequate house pressure.
The Th;pump for Lot"'16� must not be attached to �any, pipe dlr�ctly con-
nected to thewater main or service pipe. Such pumping -or boosting of
pressure shal'1',be ;done from,,'sump, cistern', -or' storage tank which
may be served by but not directly connected -with the water system
