tion of- the D-trector that the total project will be. developed and main-
tained in a sufficient manner.
8. Drainage and grading design shall be subject to review and approval by
.the Sonoma County Water. Agency.
9. Front yard setbacks shall be shown on the."typical lot dimensions" layout.
10. Private street improvement plans shall be submitted for approval in con-
formance with Section 20.28.020 of the Petaluma. .Municipal Code.
11. All required modifications shall be made prior to Tentative Map submittal
to .the City Council.
12. . The applicant shall comply with all other applicable City regulations.
13. The improvement of .Maria Drive as shown on th:e'tenta;tive map and improvement
plans may be constructed as a portion of'P.ark Place Subdivision Unit 3 upbn
submission of appropriate bonds therefor and inclusion thereof in the agree-
ment for public construction, b.ut•nothing herein shall relieve the subdivider
from the obli-gdtion to construct said improvements in the event that Park
Place Subdivision Unit 3 is -not constructed.
