NOW, THEREFOREBE"IT,' `RESOLVED that. this Council hereby finds
as follows:
1. The, propos'ed,'}subdivisio'n., together 'with "provisions for its
design and improvement, is consistent wth,the General.Plan.
2. The proposed, subdivision is compatible with the objectives,
policies, general land uses, and programs specified in said General
Plan.
3. The site is physically suitable,,fo;r the type of develop-
ment proposed.
4. The site is phys'i,cally :suitable, for, the proposed density

5. The design of;the Subdivision and the'p-r.oposed improvements
therefor will not cause substan•t:a"l environmental damage, and no sub-

PETALUMA INDUSTRIAL PARK NO. 4 - TENTATIVE MAP
FINDINGS
The proposal is -in conformance with the"provisions of the General and
Environmental -Design Plans, Zoning Ordinance, Subdivision Ordinance and
all other applicable City regulations.
CONDITIONS
1. The.app.licant shall comply with all requirements of the City Engineer,
as outlined in the attached correspondence.
2: Front yard building setback lines shall be shown on the plans. The
cul-de-sac street shall be named, and Douglas Street shall be renamed
because it is currently used elsewhere in,the City. No lot shall have
a depth of twice the width.
3. Grading and drainage design shall conform with the requirements of the
Sonoma County Water Agency.
4. Fire hydrants of specified capacity 'and location shall be provided as
required by the Fire Marshal.
5. The applicant shall submit to the Planning: Director the covenants, condi-
tions and re-strictions to.be recorded and to demonstrate to the satisfac-
tion of the Director that the total project'will-be developed and main-
tained in an acceptable manner.
6. All street signs and striping shall be completed by the developer.. The
street end barricade in Holm Road shall be relocated in accordance with
the proposed expansion (Superintendent of Public Works).
7. All required Tentative Subdivision Map revisions shall be completed for
submittal to the City Council.
8. The applicant shall comply with all other applicable City regulations.
9. The develo,pmerrt.is within the Denman Sewer Zone .Area and
there may b,e a payback required when building. permits
are issued.

Subject: Tentative,Map for Petaluma Industrial Park Unit No. 4
Dear Sir:
Section, 20.16.420 of. the City code specifies that the City Engineer
shall prepare a written report of recommendations on :the Tentative Map
in relation to the public improvement requirements of the subdivision
ordinance and the provisions of the State Map Act.
1. I find this development to be a logical extension of adjacent
developments.
