EAST OF ELY SUBDIVISIONS - P.C.D.'MODIFICATIONS
FINDINGS .
1. The proposal is in substantial -harmony with the General and Environ-
mental Design Plan designations for the area, and can be coordinated
with existing and planned development of the surrounding areas..
2. The streets and thoroughfares proposed are suitable and adequate to
serve the proposed uses. and the anticipated.traffic which will be
generated thereby.
3.' Development of the District.will be initiated within a•reasonable time.
4. The development will constitute a residential environment of sustained
desirability and stability; that will be in harmony with the character
of the surrounding area; and the sites proposed for public facilities
are adequate to serve the ant-icipated populations and are acceptable to
the public authorities having jurisdiction thereof.
CONDITIONS
1. Garfield Drive shall be realigned outside of the Glide Path.
2.
The east -west local street in Shelter Hills I shall connect to Caulfield
Lane.
3.

Each phase of development will require rezoning to P.U.D. or other
appropriate zoning district designation.prior to tentative subdivision
-
map approval so that further staff analysis, -environmental review and
public input can be provided f'o"r each ,phase.
4.
All land within the boundaries of the proposed P -C District shall be'held
in the applicant's ownership, or under unified control in a manner deemed
adequate by the"City Attorney (Sec. 19-301).
5.
The traffic mitigation measures discussed in the Environmental Impact
Report will become requirements at the Tentative Subdivision Map review
stage.
6.
The future agricultural use.portion of the site in the Glide Path shall
be clearly indicated on the development plan.
7.
The urban separator shall be shown on the development plan.
