MADISON MANOR SUBDIVISION TENTATIVE MAP Conditions: 1. The applicant shall 'comply with -all 'requirements of the City Engineer, as outlined in the attached correspondence..'" 2. Architectural and Site Design;Review"will be required for the proposed housing units prior to Final Subdivision clap approval . 3. The developer shall include in their public improvement plans a land- scaping plan for' the proposed island to be.,_loda'ted in Margo Lane. Drainage improvements shall be required to be -in -'conformance with the Sonoma County Water Agency Design Criteria `Sonoma County Water Agency Review fees shall be submitted to the City,of"Petaluma with the Final Map. 6. The fire hydrant indicated on the tentative 'subdivision map between Lots 13 and 14 shall be located between Lots 14'and '15. 7., Six foot high solid view obscuring wood fencing shall be provided on all rear and side property, lines. The fencing shall not be located in front setback areas or in street side setback ar.eas.''Where.fencing already exists, the Community Development.and Planning Director will determine what measures should be tak,en.. 8. The front yard building setback lines shall be shown on the final sub- division map. 9. All street signs and -striping shall.be completed by the developer to the approval;of the City Engineer. 10. At lease one fifteen gallon approved�City .street tree shall, be planted in the front ,s'etback area of each lot prior to the City's acceptan'c'e of public improvements'. The tree species and' locat-ion.shall, be shown on the submitted :plot.plans for each lot prior to building permit issuance, to the approval 6f the Community Development Department. 11. The applicant shall be required to ,improve and connect Margo Lane to Burlington Drive. All required .Tentative Subdivision Map revisions shall be completed 'before submittal to the City Council. 14. Only ten (10)home's may be constructed per year. 15,.
