The applicant shall comply with all requirements of the City Engineer, as outlined in the attached correspondence. 2. Conditions of the P.U.'D,. rezoning shall be met. 3. Soils condition of th-e site shall be confirmed by a complete soil investi- gation which will a'ls,o g:we recommendations for the,foundation design of the structures and pavement design. 4. The private street improvements shall be acceptable to the Community Development and Planning Director. 5. If features of potential archaeological or historical significance are found during gradi'ng'operations, evaluation ofthe significance of that find shall be conducted'by 'a competent archaeologist. 6. Community Facilities Development Impact Fees will be collected at the time building permits are issued. 7. The applicant .will submit form 7460-1, Notice of Proposed Construction to the Federal Aviation Administration. 8. Grading and Drainage Design shall be in conformance with the Sonoma County Water Agency Design Criteria. 9. Location, number and size of on-site and off—site fire hydrants shall be determined by the Fire. Marshal. 10. Adequate clearance, must be provided for each cluster of units in order to provide access for fire equipment and personnel. 11. The Environmental Impact Repo:rt.shows that this subdivision, along with others expected to be developed in the area is predicted to create an impact on Old Adobe Union School District which will require a minimum school site of 6.0,acres. Unless means are developed to provide said school site (,either through implementation of the 'School Facilities' Ordinance or.through other means) final map approval shall be withheld until said site can be acquired by the School District. 12. The applicant shall slubmit.seven copies of the revised Tentative Map indicating pertinent project revisions. 1.3. The applicant shall comply with all other applicable City regulations. 14. The landsc-aping and brick wall proposed for either side of Meadowview Drive shall be m'aintai,ned by a Homeowners Association. COUNCIL FILE RIMS. NO. Community Development & Planning Director Subject: Tentative Map - Shel-ter Hills Subdivision Unit II" (Revised Map Received August 13, 1979) Gentlemen: Section 20.16.420 of the Subdivision Ordinance specifies -that -the City Engineer will prepare a written report of recommendations on the Tenta- tive Map in relation to the public improvement requirements of the Sub- division Ordinance and the provisions of the Map Act. This Department has reviewed the above Tentative Map and makes the following recommenda- tions: This item de]eted 1. The Meadow View Drive access, align with Blue Grass Drisve, to the site should be relocated to per City Council thereby providing a future more directagreemen t access to Caulfield'Lane. at Council meeting of 9-17-79 2,. The pedestrian.rght's-of=way through the development are no longer . needed ('these were required when Ely Boulevard S'outh,'was.--to have back -on property orientation and alternate access to the_,school site . .was necessary). 3. We recommend that the public water and sewer lines b e constructed out- side of deep lift asphaltic concrete street sections,to eliminate future problems involved with maintaining lines under 't.hick asphalt streets.. 4.
