2 RESOLUTION APPROVING A CERTIFICATE OF CORRECTION TO
3 THE FINAL MAP FOR PARK PLACE 5 SUBDIVISION
WHEREAS, by Resohition No. 90-287 N.C.S., the Final Map for Park Place 5 Subdivision
was approved by the Petaluma City Council; and
WHEREAS, the recorded Park Place 5 Final Map established lot-specific street frontage
setbacks consistent with the PUD Development Plan for the subdivision; and
WHEREAS, the developer has filed an application for Certificate of Correction to modify
the established setbacks for eight lots to permit addition of a third garage bay to each of
the proposed dwellings; and
WHEREAS, the Director of Planning and the City Engineer have reviewed the application
and all information and reports have been forwarded to and considered by this Council at a
public hearing held May 18, 1992;
NOW, THEREFORE, BE IT RESOLVED that the City Council finds as follows:
1. There are changes in circumstances which make the recorded setbacks for Lots 3, 4,
10, 13, 19, 22, 27 and 46 of the Park Place 5 Final Map no longer appropriate or
necessary;
2. The proposed modifications do not impose any additional burden on the present fee
owner of the property;
3. The proposed modifications do not alter any right, title, or interest in the real
property reflected on the recorded map;
4. The map, as modified, conforms to Government Code Section 66469.
5. The proposed modifications are consistent with the minimum setback standards
established under the PUD zoning for the subdivision.

1 6. The requirements of the California Environmental Quality Act Guidelines have
2 been met through adoption of a Mitigated Negative Declaration for the Subdivision
3 with Resolution No. 90-101 N.C.S. and that the proposed Certificate of Correction is

exempt from further environmental review pursuant to Section 15305 of the CEQA
Guidelines.
BE IT FURTHER RESOLVED that the proposed Certificate of Correction is hereby
approved to allow modification of street frontage setbacks shown on the Final Map for
Lots 3, 4, 10, 13, 19, 22, 27 and 46 of Park Place 5 Subdivision.
