HomeMy WebLinkAboutResolution 92-229 09/08/19924• S~ ~~S®Il.ltl®11 Nom. 92-229 N ~.5. of the City of Petaluma, California RESOLUTION AUTHORIZING REDUCTION IN COMMUNITY FACILITIES DEVELOPMENT AND PARK AND RECREATION LAND IMPROVEMENT FEES FOR THE PLANNED UNIT DISTRICT DEVELOPMENT OF THE CHATEAU OF PETALUMA WHEREAS, the City Council adopted Resolution 88-371 establishing conditions for the PUD development plan for the Chateau of Petaluma, AP Nos. 007-350-04 and O5; and WHEREAS, said project will provide for 300 senior residential units; and WHEREAS, said Resolution requires that 20% of the units to be set aside for very low and low income households as defined in the Resolution; and WHEREAS, the Municipal Code Section 17.14.060 provides for the reduction in Community Facilities Development fees for residential projects if the Developer provides for Low/Moderate Income Housing; and WHEREAS, the Municipal Code Section 20.34.240 provides for exemptions to the Park and Recreation Land Improvements fee for developments that provide low and/or moderate income housing. WHEREAS, on August 3 and 17, 1992, the City Council considered the Developer's request for certain fee reductions. N®W, THEREF®RE BE IT RES®LVED, that the City Council authorizes fee reductions in consideration that A) 20% of the units reserved for very low and low income households, as defined in the required PUD agreement, shall be allocated to 10% for very low income and 10% for low income households and B) It is the intent of the developer for the general contractor to utilize local labor from Sonoma and North Bay counties for the various trades required in the construction of the project to the extent possible; Res. v~,..........9.2.-.2.29... h.cs. 1 2 BE IT FURTHER RES®LVED, that the following fees shall be 3 reduced to the amounts shown for said project. All other fees associated with said 4 project shall be charged at the appropriate rate at the time the fees are incurred. 5 6 A) The Community Facilities Development fee for the residential 7 units of the project shall be $346.25 per unit. S 9 B) The Park and Recreation Land Improvements fee for the 10 residential units of the project shall be $586.52 per unit.
