The subdivider must submit to the Planning Commission a request that

Re: -Ten'ta'tive 'M,.p Pacheco Subdivision
Section 22.4:902 of the Subdivision 'Ordinance specifies
that the City En,g;ineer shall pxrep,are a written report of
recommendations. on the tentative 'map,, in relation to the
public improvement requirements of the subdivision
ordinance and the provisions of the Map Act.
COMMENTS & RECOMMENDAT,1ONS ON, THE' TENTATIVEMAP
1. The Tentative -Map does not conform to Section 22.4.500
vicinity sake=t,ch; in `that' the--a'rea map .shown on the
Tentative Ma'p does not conform to the requirements for
a vicinity sketch; i.e.., "A vicinity sketch at a scale
of 1000- feet or more to the inch .,shall be drawn on the
Tentative Map. - it shall show the st-r`eet and tract
lines and names and numbers of all "existing subdivisions,
and the ou°dine of acreage parcels , o�f land, adjacent to
the proposed tract".
2. The Tentative Ma.p is'non-conforming with Section 22.4.604.
The map do'e:s-`not contain'a statement that it was prepared
with the permission of the record owners
3. The map dores'not contain a graphic scale as required by
Section .22.4.605.
4. The map ;d-o;e,s not contain a sufficient description to
define the location and boundaries of the proposed su.b-

and bearings should be shown, for the exterior boundaries.
Al.so Section 22.4.300 r-equires that the boundaries of the
Tentative Map shall 'be certified as to accuracy by a
registered civil engineer or li.c':ensed land surveyor. `
5. The Tentative Map does not show the area of each lot to
the nearest 100,sq.f't. as required by Section 22.4.620.
6. A. typical. half -street section for the public improvements
on Grant Avenue has not besen shown. The proposed location
- of undergr-ound elec=tric and gas utilities has .not been
shown. The construction cross-s,ectlon of the private
street. access to. Lots 4 and 5"has not been shown.__ All are
required by Section 22.4.624.
In addition, the Tenta-tive Map does not clearly show the follow-
ing items discussed and requested by the :Subdivision Committee
at the preliminary map review conference with the subdivider:
1.- The Tentative Map ;does, not .c Lear'ly 'reT 1 e c t the requirement
of a 1 -foot non access ea"s.emen;t alo.n;g the entire length
of Kelly Lane. The map should show in detail the length
of Kelly Lane and should show graphically the entire length
of the non-access..stri`p.
2. The grading plans should show the proposed grading contours.
I recommend that the 'Planning Commission conditionally approve
the Tentative Map subject to its being, core-ec-ted to. comply with
the subdivision .ordinance as 'pet th-e above comments.
