1. The req irements the City Engineer shal'l,be co lied with as stated
in his Vetter.
2.. All utilities shall be placed underground and public utility easements
shall be indicated as per the requirements of the City Engineer.
3. The tentative map and allseparately indicated custom designed homes to
be constructed shall show, -on individual plot plans, the proposed single-
family building layouts includirig,grade and pad elevations and existing
and adjusted contours concerning the appropriate grade cuts and fill as
may be necessary for each lot.
4. A 6 -foot high solid fence or embankment shall be constructed along the
rear and side lot, .lines of :each proposed custom designed home which
borders on or has.'back.-on treatment to adjacent residential uses or the
private'street/driveway-of another property. -,Such appropriate screening
designations shall, be'subject-to City Building Department approval. A
`. barrier shall.also be installed along the fence line separating Lot 9
from the lots to..the'south to preventrunaway automobiles from going into
the lots to the south.

the Tentative Map'(Subdivis on Ordinance.Section'22.4.611).
6. Landscaping and irrigation plans for..the "bulb" island of-the'Elm:Court-
cul -sac (6,239 sq, ft,.) shall be submitted to the City's Planning and
Pub=_L Works Departments for review and approval ,prior to final map
• _ submittal. In addition, tle.island should be reduced in size to facili-
tare on -street parking.
7. T'_-= divider and individual property owners shall comply with Subsec-
%.7.700 of the Petaluma Subdivision,Ordinance pertaining to tree
requirements•, as well as with all other landscaping requirements
asS___ated with the residential lots.
8. Fo_-_b-divisions containing less than:50 lots the subdivider shall pay a
dec____ion fee for park and recreation purposes equal in value to the
app_cpriate percentage of 1-1/2 acres per 100 lots, or 5 percent of the
total land area in the subdivision,. whichever is greater (Subdivision
Ord=inance Section,22_.7.1301.3).

9. All proposed lots as shown on the tentative map shall be designated in
accordance with the requirements of the Subdivision Ordinance, except as
herein modified.,

10.. All streets shown within the boundaries of the tentative map shall be
improved in accordance'with„City standards as required by the City
Engineer, including all street name signs, stop signs, etc.
11. All street names as indicated. on the subdivision, mapare strictly tentative
names subject to checking and revision by the City Building Department.
12.- All public improvements •and easements shown will be subject to future,
review -when the improvement,plans are submitted'to the.City for approval.
13. Fire Department standards and requirements shall be, .met for all aspects
of the development subject to approval by the Fire Department.
14. At least thirty .(3Q) days prior.to the recording of any final subdivision
map, the applicant shall submit_ to the Planning Commission the following
documents which shall demonstrate to the satisfaction of the Commission
that the total project as defined will be developed .and maintained in
accordance with the intent and purposes.of the development:
a. The documents to convey title_
b. The covenants, conditions and restrictions to be recorded.
15. All other applicable provisions of the City's Ordinances must be met.

Section 22:4.902 of the SubdivisionEngineer ordinance specifies that the
City g o l prepare a written report -of recommendations
�. on the Tentative 'Tlap in relation to the . Public Improve�,ent
requirements of the,.,Subdvision Ordinance and the provisions
of the 1-iap Act.
C01yriENTS AND RECD i+ 1NDATI'CNS ON THE TENTATIVE EMAP
The water system is not capable of providing service above
Contour 180' at adequate pressure. Topographically a portion
of this.development is located above Contour 180'. In order
to provide service to this localized island of Pressure Zone 3,
line within Pressure Zone 2_ of the water system, it will be
necessary for the developer to construct some corm of localized
pressure boosting. The specific design.fo-r pressure boosting
systeras could be finalized at the improvement- plan stage.
I recommend that the: 'Planning Corr nission conditionally approve
the Tentative %iap.subj'ect to its being corrected to comply
with the above comment.
