5 RESOLUTION AUTHORIZING DIRECTOR OF ENGINEERING
6 TO FINALLY ACCEPT PUBLIC IA4PROVEMENTS IN SUBDIVISIONS
7 AND AUTHORIZE DIRECTOR OF ENGINEERING TO APPROVE OCCUPANCY
8 OF SUBDIVISIONS AS PORTIONS THEREOF
9 PRIOR TO FINAL ACCEPTANCE, AND REPEALING

13 BE IT RESOLVED that the Director of Engineering is hereby
14 authorized to finally accept completed Public Improvements
15 in Subdivisions on behalf of the City of Petaluma, pursuant
16 to Section 20.04.100 of the Petaluma Municipal Code; and,
17
18 BE IT FURTHER RESOLVED, that the Director of Engineering may
19 permit occupancy of a portion of a subdivision not to exceed
20 800 of the total number of units in the subdivision if the
21 public improvements serving the units to be occupied are
22 substantially complete, upon such terms and conditions as he
23 shall designate. The terms and conditions as a minimum
24 shall be:
25 1. The sanitary sewer system shall be installed and
26 completely cleaned and tested.
27 2. The storm drain system including any required off-site
28 improvements shall be installed and completely
29 cleaned of debris.

4 3. Streets, including any required off-site improvements,
5 curbs, gutters, landscaping and irrigation, and
6 sidewalks in the area of occupancy and access thereto
7 shall be completely constructed. This includes
8 castings raised to final grade, all essential signs
9 and pavement markings installed, barricades completed,
10 street lights activated, and streets and sidewalks
11 clean and free of debris.
12 4. The water system shall be installed, tested, valves
13 and fire hydrants operable, including valve boxes free
14 of debris.
15 5. The streets and sidewalks shall be maintained in a
16 clean, debris free condition during construction of
17 the remainder of the subdivision.
18 6. The Director of Engineering may impose other conditions
19 to protect the public health and safety.

3 BE IT FURTHER RESOLVED, that upon written request by the
4 subdivider, that the Director of Engineering may accept all
5 the public improvements excepting uncompleted landscaping
6 and irrigation in those unoccupied areas accessed by minor
7 residential streets. Such acceptance shall be subject to
8 posting sufficient security to insure completion of the
9 remaining public landscaping and irrigation.

11 BE IT FURTHER RESOLVED, Resolution No. 8838 is thereby
12 repealed.
