RESOLUTION. OF POLICY RELATIVE. '.TO THE
CONSTRUCTION OF MODELS IN SUBDIVISIONS

WHEREAS, the City. Council. of the City. of Petaluma recognizes the.
economic need .for developers of subdivisions to ,eonstruct model. .units. or
.structures for display and marketing purposes prior to recordation of
their final subdivision" maps,, ,
NOW,.THERE.FORE,' BE' IT RESOLVED that the City Council of the City. of
• Petaluma hereby establishes the following policy: regulating the development
of models for single family residential, planned' .00mmunity and .planned unit
subdivisions in order, to. implen t the provisions of the 'Zoning Ordinance :'.
1. Model units or structures ,' normal'ly.' not to exceed a .total
of four,: may be :constructed within a proposed subdivision .wHen
a ,tentative subdivision map has been approved by. the .City.
Council.
2 . No models shall be 'occupied as. a residence' .unless ;and
until a_ final subdivision' map :(covering the property, on
which. the .models are :Ideated) has been. Eecorded and a sub-.
division agreement 'executed by the city. and .subdivider...
At such. .time the units' may cease .'to be model homes .' . All
such. 'dwelling units: must also be .finaled by the Building
Inspection Department prior to occupancy.•

3,. Within 18 months from the date :a building permit is issued
for the' model unit or structure, it shall be completed for
occupancy, relocated to an improved lot,. ;or demolished. Build-
ing permits issued for models shall clearly indicate in writing,
"MODEL ONLY"
4 .. Performance. 'Bonds and Labor and Material Bonds' may be re-
quired, if demanded by. the :City Engineer, to cover the estimated
costs of the public improvements which will• be required for the
subdivision.
5 . It shall be the responsibility, of the 'subdivider to notify
all parties , with 'a financial interest in the 'subdivision, of
the regulations set forth 'herein'..
6 . This policy confers no right .upon an applicant for a build-
ing permit,. and if the City Engineer or other appropriate City
Official shall object that unusual conditions prevail which
makes this policy inappropriate in a given case,. the ''City.
reserves the 'right to withhold approval.
7 . A subdivider. requesting "MODEL ONLY" building permits shall
submit. evidence that he is the owner of the property to be
subdivided, or the authorized agent of the owners of record,
and shall sign an agreement prepared by the City Attorney which
states that he has read, understood, and will comply with the
above stated policy.
