RESOLUTION APPROVING THE FINAL SUBDIVISION MAP FOR THE RIVERSCAPE TOWN
HOMES SUBDIVISION LOCATED AT 500 HOPPER STREET, APN: 136-690-007 (PORTION)
WHEREAS, the Community Development Department and the City Engineer have reviewed the final
map of the Riverscape Town Home subdivision and have reported it to be in conformity with the Subdivision
Ordinance, and such reports have been forwarded to and reviewed by this Council: and
WHEREAS, the certifications required by law have been endorsed on said map; and
WHEREAS, the subdivision improvement agreement, surety, and insurance certifications covering the
public improvements required for the Riverscape Town Home Subdivision have been executed and provided
by the developer; and
WHEREAS, where the subdivider has not completed the required public improvements prior to
submission of the final map applications, Section 20.24.360 and 20.24.370 of the Subdivision Title of the
Petaluma Municipal Code and Section 66462 of the Subdivision Map Act require execution of a subdivision
improvement agreement and submission of required security guaranteeing the improvements prior to final
map approval; and
WHEREAS, the City Council adopted Resolutions Nos. 2014 N.C.S. and 2014-126 N.C.S. on July 14,
2014 certifying an Environmental Impact Report (EIR) and approving the Mitigation Monitoring and
Reporting Program (MMRP), respectively for the Riverfront Mixed-Use development (SCH# 2013062004)
including a townhouse component similar to the Riverscape Town Home Project; and
WHEREAS, the Riverscape Town Home Project is substantially consistent with the certified Riverfront
Mixed-Use EIR and implements the townhouse portion of the approved Riverfront projects. Therefore, no
further analysis under the California Environmental Quality Act is required, and the relevant Mitigation
Measures have been carried forward and applied to the Riverscape Town Home subdivision; and
WHEREAS, on March 7, 2022, the City Council adopted Resolution No. 2022-032 N.C.S. approving
the Riverscape Tome Home Vesting Tentative Map for a 50-unit development consisting of 12
condominiums and 38 town homes on 44 lots and 15 common open space parcels; and
WHEREAS, the City Council finds that the final map conforms to the requirements of this City’s
Subdivision Ordinance and is consistent with, and conforms to the General Plan for the area; and
WHEREAS, the City Council finds the final map for the Riverscape Town Home Subdivision is in
substantial compliance with the tentative map previously approved for the subdivision by resolutions No.
2014-127 N.C.S. and Resolutions No. 2022-032 N.C.S. the findings of which are hereby incorporated by this
reference as if fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the Council of the City of Petaluma as follows:

1. The above recitals are hereby declared to be true and correct and are incorporated into this resolution
as findings of the Petaluma City Council.
2. That said the final map of the Riverscape Town Home Subdivision, attached as Exhibit A, is hereby
approved, provided that the conditions, which have been previously set forth in Resolutions No. 2014-
127 N.C.S. and No. 2022-032 N.C.S. incorporated herein by reference, shall be carried out: and
3. That upon execution of the Subdivision Improvement Agreement in the form approved by the City
Attorney, and the furnishing of the required improvements security and insurance, approved as to form
by the City Attorney and as to sufficiency by the City Manager, the City Clerk is hereby authorized
and directed to sign the certificate on said final map certifying that the City Council has approved the
same and accepted all streets and other dedications thereon. The City Clerk shall thereupon cause said
final map to be recorded in the Office of the Sonoma County Recorder.
Under the power and authority conferred upon this Council by the Charter of said City.
