AMENDING ZONING ORDINANCE NO. 1072 N.C.S. BY RECLASSIFYING AND
REZONING A 3.16 ACRE AREA OF LAND LOCATED AT 801 WOOD SORREL
DRIVE, AP No.s 137-170-032 & 137-180-058, FROM MEADOW PARK OFFICE
COMPLEX PLANNED UNIT DISTRICT (PUD) TO ADMINISTRATIVE AND
PROFESSIONAL OFFICE DISTRICT (C-O)
BE IT ORDAINED by the Council of the City of Petaluma as follows:
Section 1. The City Council finds that the Planning Commission filed with the City
Council on August 21, 1995, its report as set forth in the minutes of August 8, 1995,
recommending the adoption of a rezoning of the Meadow Park Office Complex Planned
Unit District Zoning District, Ordinance No. 1669 N.C.S., and as amended pursuant to
Ordinance No. 1916 N.C.S., by reclassifying and rezomng certain lands bein~ more
particularly described as a 3.16 acre area of land located at 801 Wood Sorrel Drive, AP
No.s 137-170-032 & 137-180-058 from Meadow Park Office Complex Planned Unit District
(PUD) to Administrative and Professional Office District (C-O).
Section 2. The City Council further finds that said Planning Commission held a public
hearing on said amendment to Zoning Ordinance No. 1072 N.C.S., as amended, on August
8, 1995, after giving notice of said hearing in a manner, for the period and in the form
required by said Ordinance No. 1072 N.C.S., as amended.
Section 3. The City Council finds that the proposed zoning amendment is exempt from
environmental review per the requirements of the California Environmental Qualit~ Act
(CEQA) pursuant to Section 15061 of the CEQA Guidelines because there is no possibility
that the proposed amendment will have a significant adverse effect on the environment.
Section 4. Pursuant to the provisions of Zoning Ordinance No. 1072 N.C.S., as
amended, the City Council finds the proposed amendment in general conformity with the
Petaluma General Plan, and further, that the public interest, convenience and general
welfare will be furthered by the proposed amendment.
Section 5. Pursuant to the provisions of the Zoning Ordinance No. 1072 N.C.S., as
amended, and based upon the evidence it has received and in accordance with the findings
made, the City Council hereby adopts the amendment to said Zoning Ordinance No. 1072
N.C.S. so as to reclassify and rezone said property hereinbefore referred to in accordance
with the recommendation of the Planning Commission.

Findin~;s for Rezonin~:
The proposed rezoning from Meadow Park Office Complex Planned Unit District
(PUD) to Administrative and Professional Office District (C-O) is consistent with
the Office land use designation provided for the site on the General Plan Land Use
Ma~ because it retains and provides for office related uses called for within Office
designations in the General Plan text.
2. Public necessity, convenience and general welfare of the City of Petaluma clearly
permit the adoption of the proposed rezoning because it will facilitate more
appropriate use of the land.
3. The proposed rezoning will retain and serve as an appropriate transition in land use
from N. McDowell Boulevard to the homes in the Meadow Park subdivision to the
east.
Section 6. The City Clerk is hereby directed to post this Ordinance for the period and in
the manner required by the City Charter.
IF ANY SECTION, subsection, sentence, clause or phrase or word of this ordinance is for
any reason held to be unconstitutional by a court of competent jurisdiction, such decision
shall not affect the validity of the remaining portions of this ordinance. The Cit~ Council of
the City of Petaluma hereby declares that it would have passed and adopted this ordinance
and each and all provisions thereof irrespective of the fact that any one or more of said
provisions be declared unconstitutional.
