AN ORDINANCE OF THE CITY OF PETALUMA AMENDING
ZONING ORDINANCE 1072 NCS
BY AMENDING ARTICLE 21 DWELLING GROUPS
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF PETALUMA AS FOLLOWS:
WHEREAS, on June 25 and July 9, 1991, the Planning Commission held duly noticed public
hearings on proposed amendments to the City of Petaluma Zoning Ordinance 1072 NCS; and
WHEREAS. upon completion of said hearings, the Planning Commission recommended that the
City Council adopt said amendments to Zoning Ordinance 1072 NCS; and,
WHEREAS, the City Council has adopted a negative declaration of environmental impact
pursuant to Section 15074 of CEQA Guidelines, fording no significant negative impact to the
environment:
NOW, BE IT ORDAINED the City Council amends Ordinance 1072 NCS as follows:
Section 1. Zoning Ordinance 1072 NCS language hereby amended as follows:
Sections 21-402.5 through 21-402.7 shall be renumbered 21-402.2 through 21-402.4 as follows:
21-402.2 In an R-1 District no more than three (3) dwelling units shall be erected in a
dwelling group.
21-402.3 All development plans submitted under this provision require site plan approval, in
accordance with the provisions of Section 26-401.
24 21-402.4 Except as modified in this section, a dwelling group shall conform to all the
25 requirements of this ordinance for the district in which it is to be located.
26 Section 2. If any section, subsection, clause or phrase or word of this ordinance is for any reason
27 held to be unconstitutional by a court of competent jurisdiction, such decision shall not affect the
28 validity of the remaining portions of this ordinance. The City Council of the City of Petaluma
29 hereby declares that it would -have passed and adopted this ordinance

and each and all provisions thereof irrespective of the fact that any one or more of said
provisions be declared unconstitutional.
