ORDINANCE NO. 1741 N.C.S.

AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1072 N.C.S. ,
BY RECLASSIFYING AND REZONING 9.62 ACRES KNOWN AS THE CHATEAU OF
PETALUMA, LOCATED ON MCDOWELL BOULEVARD NORTH ADJACENT TO
LYNCH CREEK, A.P. NOS. 007-350-04 and 05
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF PETALUMA AS
FOLLOWS:
Section 1. The City Council finds that the Planning Commission filed
with the City Council on October 24, 1988, its report as set forth in its
minutes of September 13 and 27, 1988, recommending the adoption of an
amendment to Zoning Ordinance No. 1072 N.C.S., by reclassifying and
rezoning certain lands being more particularly described below from R-1
6500 (One Family Residential) to P.U.D. (Planned Unit Development): A.P.
Nos. 007-350-04 and 05.
Section 2. The City Council further finds that said Planning
Commission held a public hearing on said proposed amendment to Zoning
Ordinance No. 1072 N.C.S., on September 13, 1988 after giving notice of
said hearings in the manner, for the period and in the form required by
said Ordinance No. 1072 N.C.S.
Section 3. Pursuant to th.e provisions of Zoning Ordinance No. 1072
N.C.S. , the City Council finds that the proposed amendment is in general
conformity with the Petaluma. General Plan by providing a senior residential
density in conformance with designation (noting density bonuses allowed by
State law and local policy.) ; that senior housing in general, and with a
shuttle service in particular, requires much less on-site parking than
typical residential areas; and further, that the public interest, convenience
and general welfare will be furthered by the proposed amendment.
Section 4. The City Council finds that the requirements of the
California Environmental Quality Act Guidelines have been satisfied and
hereby incorporates by reference the Mitigation Negative Declaration issued
by the City Council on November 7, 1988.

Section 5. Pursuant to the provisions of Zoning Ordinance No. 1072
N.C.S, and based upon the evidence it has received and in accordance with
the findings made, the City Council hereby adopts an amendment to said
Zoning Ordinance No. 107.2 N.C.S., so as to reclassify and rezone said
property hereinbefore referred to in accordance with the recommendation of
the Planning Commission.
Section 6. The City Clerk is hereby directed to post/publish this
Ordinance for the period and in the manner required by the City Charter.
INTRODUCED and ordered Posted/Published this 7th day of November,
1988.
