Seconded by Councilman Brian Sobel AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1072 N.C.S. , AS AMENDED, BY RECLASSIFYING AND PREZONING AP NO. 019-110-36 TO R-1, 6,500 AND AP NO. 019-110-34 TO R-1, 10,000 AND R-1, 20,000. (LANDS OF HOAG AND HEFFLER) BE IT ORDAINED by the Council of the City of .Petaluma as follows: Section 1. The City Council finds that the Planning Commission filed with the City Council on June 1, 1987, its report as 'set forth in its minutes of May 12, '1987, concerning the adoption of amendments to Zoning Ordinance No. 1072 N.C.S. , as amended, by reclassifying and rezoning certain lands being more particularly described as Assessor's Parcel Number 019-110-36 to R-1, 6,500 square feet and Assessor's Parcel Number 019-110-34 to R-1, 10,000 and R-1, 20,000 square feet per Exhibit A. Section 2. The City Council further finds that said Planning Commission held public hearings on said proposed amendments to Zoning Ordinance No. 1072 N.C.S. , as amended, on May 12, 1987 after giving notice :of said hearing in the manner, for the period and in the form required by said Ordinance No'. 1072 N.C.S. , as amended. Section 1. Pursuant to the provisions of Zoning Ordinance No. 1072 N. C..S. , as_ amended, the City Council .finds the proposed prezoning to be yin general conformity with the Petaluma General Plan and further finds the following: ORD . 1688 NCS 1. The prezoning is in the best interest of the City of Petaluma. 2. The prezoning shall not constitute an expansion of the existing Sphere of Influence or water service boundary line. 3. That the proposed prezoning is in general conformity with the Petaluma General Plan. 4. That the public necessity, convenience and general welfare require or clearly permit the adoption of the proposed prezoning. 5. That the existing and anticipated environmental impacts will be adequately evaluated prior to the submission of any development proposal and appropriate mitigation measures incorporated into the consideration of any proposed development. Section 4. Pursuant to the provisions of Zoning Ordinance No. 1072 N.C.S. , as amended, and based upon the evidence it has received and in accordance with the findings made, the City Council hereby adopts amendment to said Zoning Ordinance No. 1072 N.C.S. so as to reclassify and rezone said property hereinbefore referred to. Section 5. The City Council finds that .the requirements of California Environmental Quality Act._ Guidelines:, Section `15083 have been satisfied and hereby incorporates by reference the Mitigated Negative Declaration prepared and approved for'jlie proposed prezoning. Section 6.. The City Clerk is hereby directed to post this Ordinance for the period and in the manner required by the City Charter. INTRODUCED and ordered posted this ist day of June 1987.
